Refined Sicilian Home with Heated Saltwater Pool

Set in the Syracuse area of southeastern Sicily, this refined residence offers approximately 160 square metres of thoughtfully arranged indoor and outdoor living space. Designed for relaxed gatherings and comfortable stays throughout the year, the home combines practical interiors with distinctive leisure features and generous areas for entertaining.

The 90 square metre main residence includes three bedrooms. The principal bedroom provides a private retreat, while a second double bedroom also includes an additional single bed. The third bedroom is arranged with three single beds, creating flexible accommodation for families or groups. Two bathrooms, a fully equipped kitchen and a washing machine complete the main living spaces.

A standout feature is the 50 square metre winter garden, conceived as an adaptable extension of the home. Retractable glass side panels and an opening roof allow the space to respond naturally to changing seasons and weather. A dining area, television, bar counter and comfortable seating make it equally suited to leisurely meals and relaxed evenings.

A separate 20 square metre dépendance houses a professional kitchen and barbecue area, complementing the furnished patio, table tennis and foosball facilities.

Outside, the private 12 by 6 metre swimming pool becomes the centrepiece. Its saltwater electrolysis system, hydromassage area and heating capability of up to 40°C create an exceptional setting for swimming and relaxation even during cooler months. An electric vehicle charging station adds a practical contemporary touch.

*Quiet hours begin at 11:00 PM. Guests are required to keep noise to a minimum and avoid loud music, shouting, or any other excessive noise out of respect for the neighborhood.

*The pool is open from mid-May through September. During the rest of the year, the pool is covered with a thermal cover.

Should guests wish to use the pool outside of the regular opening period, pool heating will be required.

Pool heating: Upon request, the swimming pool can be heated. This service must be requested a few weeks in advance and is available for an additional fee of €300 per week.
