Resort Fee: $35.00 USD + tax per person per day (Applies to all guests 12+ years old)
Starting in January 2025, all cleaning services will be mandatory on a daily basis. The mandatory daily cleaning fee is $90 per day plus tax. A check-out cleaning is also required and is equal to the daily cost.
Pet Fee: $150/stay
All units are stocked upon arrival with bottled water, coffee pods, dish soap, shampoo, conditioner, and paper towels. During the stay, if the guest requires more than the ones provided, it would incur an additional charge.
We do not provide: coffee beans, ground coffee, laundry detergent, dishwasher pills, or charcoal.
Bottled water: $15 USD for 24 small bottles
Coffee Pods: $9 USD for 6 pods
Grill and fire pit are upon request. The charge per tank is $35 USD
External vendors for any service that the hotel provides are prohibited, including hair and make-up artists, massage therapists, fitness classes, private chefs, food and beverage.

July 2025Amazing Location
The place is in a great location. It's beachfront and close to the pool and the pool service restaurant. The resort's main landscaping feature is shallow water all around the property. Shallow waters in front of our unit are nice because my children goes in and out playing just outside of our condo. The unit itself is very spacious and clean. We have our own small pool but we didn't use it as much because the resort pool is just right next to us. ”

It’s the best Villa from a gorgeous hotel, a lot of space, the closest one to the beach , the view it’s amazing and you have the villa equipped with everything you need, the food a bit pricey at the hotel but some great options even walking distance like Spivey tuna sushi bar that was delicious, it’s a good option to get supplies from the super market close bye , highly recommended villa overall, great job from Thirdhome to put availability like this, changes the whole experience of the trip”

We very much enjoyed the villa and the property - great location in San Jose Del Cabo, and it was super close to the pool and beach. It was well appointed, very spacious and the property was well-kept. The service was wonderful as well, and we enjoyed the onsite dining and spa. The only drawbacks were the mandatory daily housekeeping; besides being an added $90/day cost that we didn't feel we needed quite as often, it was a bit of an inconvenience as it kept the cleaning crew in the villa for several hours a day and us feeling in the way or like we needed to leave. The condo was also somewhat sadly stocked for a property of that caliber. While we were provided a few Nespresso coffee pods, they weren't refreshed during the stay, there were no dish soap for the dishwasher, laundry pods for the W/D, etc., and we had to pay for gas to use the grill and fireplace. Not a big deal in the scheme of things, and especially as part of the ThirdHome experience, but I think it took away from the residence experience as a whole. With the daily resort fees, 16 percent service charge on everything, etc., it seems like a few dishwasher pods would be a nice addition! All in all, a lovely property and a great value as part of the Third Home experience!”
