Welcome to Cyan Dreams, an extraordinary home with an unmistakable turquoise facade that perfectly complements its waterfront location on the Colorado Arm of Lake LBJ. What makes this property unique—aside from lavish amenities— is the unobstructed panoramic views it offers of the Upper Colorado River and its position across from a completely undeveloped ranch where Black Angus cattle roam every day. Enjoy breathtaking sunsets behind the backdrop of Long Mountain, making for postcard-perfect photo ops.
This newly-built 2020 home has 5,600 sqft of indoor living space and 1,500+ sqft of outdoor living space across multiple patios/seating areas, complete with super comfy outdoor furniture. Inside you'll find five spacious bedrooms (including three master suites with king-size beds and a fun bunk room for the kids). Each bedroom has its own ensuite.
Enjoy stunning views through the home's numerous windows, especially in the main living area when you gather at the dining table. The living room will act as your personal movie theater with luxurious leather recliners and a 75" Smart TV. During "intermission," grab a drink at the bar equipped with a cocktail fridge, dishwasher, and icemaker. Don't forget to come back in the morning for a fresh cup of Joe from the drip and Kuerig coffee makers. And when you're hungry in between, the fridge awaits with a Sub-Zero fridge and double oven.
There's no wrong choice when it comes to choosing a sleeping arrangement. First is the upstairs master bedroom with a king bed, smart TV, and unobstructed lake views. It includes a luxurious ensuite with dual vanity and an expansive walk-in shower. Next up is the spacious bunkroom, which features one queen bed and two twin-over-queen bunk beds. The bunkroom bathroom can be accessed from the hallway and features two vanities and a jet tub. The front bedroom offers a queen-size bed, and the north bedroom has a king; both feature smart TVs and ensuites with walk-in showers. If you head up to the loft, you'll find two queen sleeper sofas, as well as a smart TV and pool table. Last but not least is the enormous downstairs master bedroom. Here you'll find a king-size bed, a smart TV, and twin and full sleeper sofas. It conveniently connects to the den, which has another smart TV and twin sleeper sofa. The downstairs bathroom opens to the pool patio, and the den opens to the marvelous outdoor kitchen and gaming area.
At Cyan Dreams, you will be blown away whether you are inside or outside. The outdoor kitchen is fully outfitted with a Fire Magic gas grill and side/power burner that can handle any shrimp/crawfish boil. There's a sink, an under-counter refrigerator, and plenty of counter space for all those BBQ meat trays! While you're waiting for food, you can play ping pong and foosball or lounge on the soft seating by the outdoor smart TV. You're welcome to swim or relax in the two pools, which are connected via an infinity-edge 12' waterfall. There's also a built-in limestone fire pit (propane-provided) with six Adirondack chairs overlooking the beautiful scenery.
The pool patio connects to the dock, where you can sunbathe on the chaise loungers or sit lakeside on the comfy dock patio furniture. The dock has plenty of watercraft parking, a single and tandem kayak, two paddleboards, and a swim mat. All you need to do is bring a bathing suit and sunscreen!

First I would like to highlight the amazing experience we had with the owners Rusty and Wendy. They are so helpful and accessible. They made our stay a joy and I am so happy to see them as new members of the club. The house - is off the charts. This was our first trip to Austin/LBG. I cannot say enough about how great the location, home and lake is. The pictures absolutely represent the beauty of this home which is stocked with ALL of the necessities you would need for a week off the beaten path. We plan on returning for sure and had the best time vacationing in the Cyan house on the awesome LBJ Lake. ”

Our family chose this lovely lake house for a relaxing spring break vacation and enjoyed every minute of it! Rusty and Wendy left no stone unturned to create a relaxing and nurturing stay for our family. From the tempurpedic mattresses, the hot tub and multiple pools, top of the line appliances, fully stocked kitchen, central entertainment hub to control the surround system inside and outside of the home, this lake house had everything needed to provide a well-appointed stay. We loved the amenities and sundries, like coffee and tea service, hand soap, shampoo and conditioner in every bathroom, and anything else you could want or need. The only thing we had to worry about was providing the food! The week got away from us, but we found time to enjoy kayaking, paddle boarding, foosball, ping pong, and a good old fashioned game of pool. There were huge smart tvs throughout the home inside and out to catch up on our favorite shows on Netflix or Hulu. We enjoyed cozy chats at the fire pit after long days at the pool and grilling on the best gas grill we’ve even seen. And the sunsets and sunrises while overlooking the cattle farm were amazing. Rusty and Wendy’s generosity shines throughout this home. We’d love to visit again someday and create more happy memories.”
This was an absolutely beautiful and unique property. We traveled with our children and grandchildren, and all of us thoroughly enjoyed all of the amenities, such as the hot tub, pool, outdoor decks and kitchen facilities, etc, The grandkids loved the pool table, foosball, and ping pong table, and went kayaking on Lake LBJ with their parents. The sunsets were amazing looking over the lake and viewing the cattle and listening to the wild turkeys. This was a great location as a base location to go to Fredericksburg and the LBJ Ranch. The neighbors were also very friendly and welcoming. We had numerous questions before we booked our stay, and Rusty, the owner was very responsive and helpful to answer all of these questions. The owners had a very detailed Guide Book prepared for guests for the property and other information for shopping, dining, and activities in the Lake LBJ area. ”
