This exceptional 18th–19th-century fondouk is situated in one of the most prestigious and historic quarters of Taroudant’s Medina.

Fondouks, also known as funduqs or caravanserais, were traditional buildings designed to accommodate travellers and their animals while providing secure storage for their goods during trading journeys between sub-Saharan Africa and North Africa.

Arranged around four elegant courtyards and patios, the property offers a unique blend of history, authenticity, comfort and contemporary refinement. One of the courtyards opens onto a magnificent swimming pool, creating a peaceful oasis in the heart of the Medina.

The architecture celebrates traditional Moroccan craftsmanship while embracing an environmentally conscious approach through the use of sustainable, locally sourced materials, particularly clay. Mature fruit trees and numerous outdoor living spaces provide a serene retreat immersed in the timeless atmosphere of Taroudant.

Since its original construction, every detail has been carefully considered, restored and enhanced to transform this historic property into the sophisticated residence it is today. Antique Berber materials, handcrafted by the owner in the foothills of the Anti-Atlas Mountains, are complemented by thoughtfully selected colours, atmospheric lighting and refined furnishings, creating a timeless and harmonious ambience throughout.

Ground Floor

The entrance hall offers generous storage space and provides access to an additional room and a laundry area.

A beautiful patio centred around an elegant fountain brings freshness and tranquillity to this welcoming space.

The living area includes a comfortable TV and media room with a fireplace, as well as a small study that may also be used as a double bedroom, with an adjoining shower room and cloakroom.

The ground floor also features a second charming courtyard planted with tropical fruit trees and offering a variety of inviting living spaces, including a lounge with traditional banquette seating.

A spacious reception and dining area overlooking lush tropical vegetation features generous seating, a fireplace and a dining room accommodating up to 12 guests. The enchanting setting is ideal for elegant alfresco dining, aperitifs and memorable evenings.

The Orange Tree Courtyard provides access to a large, fully equipped kitchen featuring a central island, larders, extensive storage and modern appliances. This area also includes a spacious outdoor dining table seating approximately 20 guests, as well as a dedicated massage room designed for relaxation and well-being.

The Palm Tree Courtyard is centred around a beautiful swimming pool and includes changing and shower facilities, a cloakroom, lounge areas with traditional banquettes, a Mexican-inspired garden and a sunbathing area—the perfect setting in which to unwind and enjoy the warmer days.

First Floor

The first floor features a spacious dual-aspect drawing room with a fireplace and views over the garden and the historic riad. An adjoining service area is equipped with a minibar fridge and kitchenette, making it suitable for preparing refreshments and providing room service.

A generous suite comprises a private seating area with a fireplace, a dressing area and an en-suite bathroom with a bathtub and separate shower.

The same floor also offers a comfortable principal bedroom with an en-suite bathroom, together with two additional double bedrooms, each with its own en-suite bathroom.

A further double bedroom features a fireplace, an en-suite bathroom with a bathtub and separate shower, as well as a private balcony and terrace from which to enjoy the surrounding views.

Second Floor

The second floor offers two beautiful double bedrooms. One features a fireplace and an en-suite bathroom with a bathtub and separate shower, while the other includes a dressing room that may also be used as a TV room. Both bedrooms have access to a balcony overlooking the garden.

Two terraces with comfortable seating areas offer exceptional views while allowing abundant natural light to flood the interiors.

The largest terrace features a long traditional banquette beneath a west-facing pergola, providing the perfect setting from which to admire the sunset. It also includes a sunbathing area with loungers, a summer kitchen, shower facilities and an outdoor dining area.

Located East of Agadir, on the route towards Ouarzazate and the Sahara Desert, and South of Marrakech, Taroudant lies between the High Atlas and Anti-Atlas Mountains.

Known as the “Grandmother of Marrakech” because of its resemblance to a smaller Marrakech enclosed by impressive ramparts, the city briefly served as the capital of the Saadi dynasty during the 16th century, before the royal court moved to Marrakech.

Taroudant offers an authentic Moroccan experience away from the crowds of the country’s more popular destinations. Its beautifully preserved ramparts, vibrant souks and rich Berber heritage allow visitors to discover a more traditional and immersive side of Morocco.

Memorable stay in this beautiful Moroccan house

Our stay at Philippe’s beautiful riad in the heart of the medina in Taroudant can be summed up in one word: unforgettable. There were nine of us staying for a week, and we were looked after impeccably by Hassan and Fatima, a wonderful brother-and-sister team for whom nothing was ever too much trouble. Fatima’s cooking was simply exceptional — healthy, varied, delicious, and easily some of the best food we have enjoyed on any holiday. The house itself is absolutely stunning. The décor perfectly blends authentic Moroccan style with modern elegance and comfort. Everywhere you look there are beautiful spaces to relax, read, chat, or simply unwind — cosy sofas tucked into charming corners and spectacular terraces with lovely views. The swimming pool is gorgeous, and one of the things we loved most was how wonderfully cool and calm the house remained, even when temperatures outside were extremely hot. The location is also fantastic — just minutes from the souk, which we found far more authentic and enjoyable than the bustle of Marrakech. During our stay we enjoyed several unforgettable excursions, including a visit to the home of the artist Claudio Bravo, a beautiful hike in the Anti-Atlas Mountains, and a wonderfully authentic local market where we did not see another tourist. Communication with Philippe was outstanding from beginning to end, and he helped us with so many details that made the trip effortless and special. This was genuinely one of the best holidays we have ever had, and we are already planning to return next year. We cannot recommend this extraordinary home highly enough.”

Fabulous property, and staff.

Our multigenerational family (youngest age 10, oldest age 84) all had a wonderful stay in this stunning property right in the very heart of Taroudant. Fatima and Hassan spoilt us wonderfully with delicious food and a seamless stay. We enjoyed the souks, tea in the main square, quad biking, a trip to Tiout Oasis, Caliche rides around the Medina walls (horse drawn carriages, with well looked after Arabian horses), and a local hammam. All organised for us by the team onsite. We couldn't have wished for a better stay. Thank you! ”

So Worth It

The adventure is worth every moment. House is more beautiful than the pictures can show. The staff is first class. Skip Marrakesh, fly into Agadir and 1.25 hours you are there. Souk and market are big enough and cuisine in various Riads is more than enough. One caution bring your own wine and beverage as choices in town are very limited. Dan y Renee”
