House Rules
Age Requirements
Guests under the age of twenty one (21) unaccompanied by a parent or legal guardian will not be permitted on the premises.
Amendment to Rules & Regulations
The rules and regulations will be reviewed by The Landlord and shall be amended from time to time where deemed appropriate. Guests will be notified of the changes in writing where applicable.
Bar-B-Que
There is a propane Bar-B-Que opposite the pool. It has a large grilling area and a burner. The gas is filled for your use but if so some reason it is not or it finishes, please inform the caretaker.
Caretaker
The caretaker is Boying and can be contacted at 868.375.8282. He resides in the caretaker’s quarters on the premises. If you require transportation via boat, you can arrange privately with Boying at a cost. Using this form of transportation is at the renter’s own risk. Boying is expected to maintain the grounds, the pool, the desalination system, generator and any other maintenance issues that may arise. If you would like, you can bring your own housekeeper.
Cleanliness
The Tennant shall maintain the property is cleaned and sanitary condition at all times. The Tennant is responsible for any damage, abuse, excessive cleanup requirements, or loss caused by any member of Guest(s) party to the property or its contents during Guest(s) occupancy. Inspectors walk through each property after checkout to ensure the property is left in good order and to take an inventory.
Electricity supply
Occasionally we experience interruptions of power, related to local utility conversions. Our back-up generator should restore the power. The generator will not run air conditioning units. There will be no refund of rental money for loss of electricity due to T&TEC. In order to prevent an overload to the electrical supply, please use electricity wisely. At night, the living room/kitchen air-conditioner as well as all the lights should be turned off. During the day, please switch off the bedroom air-conditioners and porch lights.
Flammable Liquids / Materials
No flammable liquids, explosive materials or combustible substances are permitted anywhere in the property. This includes camp stove gas refills and cigarette lighter fluid.
Housekeeping
The housekeeper comes in weekly to service the property. You can arrange privately with her if you require additional days.
Illegal substances
Illegal substances are not allowed on the property nor is the use of any illegal substance permitted.
Jetty
There is a jetty with an enclosed breakwater for the use of the tenant. Please do not leave larger boats tied to the jetty as they can cause considerable damage. If you have a larger boat, it is safer to anchor off the jetty and tie a stern rope to the jetty.
Kayaks
We recommend staying within the protection of the bay. Kayaks can be requested from the caretaker.
Laundry
A washing machine and Dryer are available on site for use in the laundry room. Please remove any sand from garments before washing them.
Maintenance of Property
The caretaker conducts daily maintenance, which includes clearing the pool of leaves and debris, blowing the leaves around the property, etc. He also manages any maintenance issues if one arises and will call in the necessary contractors if needed.
Maximum Occupancy
At all times, the maximum occupancy is the number the home sleeps, including children. No more than
ten (10) occupants shall occupy Hevans I and no more than four (4) adults in Hevans II. Please only use the bedrooms provided for sleeping.
No Naked Flame / No Smoking
No naked flame, smoldering matter or smoking substance of any type is permitted inside the buildings including but not limited to candles, incense or lit cigarettes. Cooking is not permitted in any area other than the kitchen. Fireworks (consumer or commercial) are not permitted on the property.
Padda court
A floodlit padda court is located at the side of the main house. Padda rackets are provided but not tennis balls. Please ask the caretaker for the rackets and if you require the lights to be switched on at night.
Pest Control
The property is professionally treated by a commercial pest control Company with precise and complete preventative treatments in an effort to keep all the pests and bugs outside. The property is also fogged with mosquito insecticide twice a week to keep this pest at a minimum. Should you experience a pest control issue, please report the problem immediately. The Caretaker can also fog the property to control the mosquitoes upon request.
Pets
Pets are not allowed in or on the premises.
Photos and videos
Recreational photos and videos are allowed on the premises. No commercial photos or videos are permitted. Photos or videos taken on the property cannot be used in any way for commercial gain. No professional photo or video shoots are allowed.
Pool & Spa
Children under the age of twelve (12) are not permitted in the pool or spa at any time without adult supervision. When using the spa, remember there is a certain health risk associated with this facility. Use at your own risk. Remember when not using the spa to turn off the heat.
Pool Bathrooms
There are two pool bathrooms on the pool deck that can be used. Please do not enter the house wet or sit on the furniture while wet or if you have tanning oil on. Please do not use cushions from any of the furniture on the pool deck.
Quiet Enjoyment
Vacationers shall be entitled to the quiet, family oriented enjoyment of the premises. No parties are allowed at any time. No tents, DJ or entertainment are permitted. No gatherings of more than thirty (30) persons are allowed at any time. No loud music shall be played on the premises. Any disturbance resulting in coast guard action, neighbour complaints or any violation of the rules and regulations is considered sufficient cause for immediate termination of your stay with all monies paid forfeited.
Security
All tenants are responsible for their security. Management strongly recommends tenants lock all the doors if they must leave the property unattended. Tenants should carry their keys with them at all times. There is an alarm system in the property that should be used when securing the property. Individual alarm codes will be assigned to each guest.
Smoking
Smoking is allowed outside only. Absolutely no smoking inside of the house.
Water and Septic
The water for the house is filtered. We recommend using the drinking water dispenser provided. Water bottles can be purchased at the Grocery at IPOA or at Power Boats. Water on the island is scarce. While we have a desalination system as well as a rainwater collection system, volumes are limited. Please do not abuse the water supply by taking long showers, by leaving water running, etc. The Property on a septic system that is very effective. However, it will clog up if improper material is flushed. Do not flush anything other than toilet paper.
