A 120 year old stone farm house lovingly restored in a French style but with modern, open and comfortable living space -over 2,500 square feet.

The large outside pool and private garden is perfect for sunbathing / BBQ/ kids play area. The house is also well equipped for family entertainment with Wi-Fi, a table tennis table, bikes, table football, magnetic darts board and many other games. Guests may also use the telephone which is free for all land-line calls in Europe.

The feature most remarked upon by our guests, is the terrace balcony outside the kitchen which is the perfect spot to eat 'Al Fresco' and admire the views over the hills and pool terrace.

The house sits on the side of a valley, surrounded by vineyards and with stunning views over the Corbierre Hills. It feels peaceful with only the sounds of the wildlife -mostly cicadas , birds and toads- to be heard and yet it is at the centre of all the good things to do in the Languedoc as well as being only a short cycle-ride away to pick-up your baguettes in the near-by shops.

LIVING ROOMS: A large open-plan, charming lounge based around a traditional fireplace, but with all modern comforts including HD satellite TV (British), Fast Wi-Fi, DVD player and hi-fi. There is a dining table and chairs opposite double French doors leading outside.

KITCHEN: Large open plan kitchen, stone walls, beams, breakfast table and all required appliances. Also has lovely views over the pool/hills and right outside the kitchen / front door there is a newly added sun terrace / eating area (on the balcony).

BEDROOMS: Top Floor: Spacious top Mezzanine floor with 4 single beds (ideal for children) + games area, and 2 new double bedrooms. 1st Floor: 1 spacious double bedroom. Ground floor: Self contained double bedroom with en-suite. All rooms have lovely views.

BATHROOMS: 1st and 2nd floors: Large modern family bathrooms each with shower, bath and loo. The one on the 1st floor has a large corner bath and walk in shower.
Ground floor: En suite shower room and loo.

ACCESSIBILITY: Ground floor: This self contained bedroom and en suite bathroom is underneath the kitchen and part of the main building but there is no internal access to the house above. Access is via the external stairs (so you may not want young children on their own in this room). It's ideal for a couple wanting privacy or wanting easy access (with no stairs).

OUTSIDE: Outside there is large pool (8m x 4m) (that can be heated upon request for a small fee) surrounded by a spacious terrace with plenty of room for sun-bathing. There is a real countryside feel when outside as you are amongst the vineyards with great views over the hills. There is a patio table with 10 chairs - perfect for party / BBQ (BBQ provided), 2 large umbrellas and sun loungers. There is also ample shade from the overhanging maple tree. The main gravelled garden includes a swing for children and enough space for them to run around quite freely as the access road only has a few cars passing every day. The drive will take several cars and one car can be kept inside a lockable garage. Outside, outdoor games available include table tennis and boules (or petanque as the French call it!) and a swing-ball. At the back of the house are several walks up a small hill with lovely views as well as a mini rock escarpment which can be scrambled up.

We highly recommend that guests bring their own beach towels as these are not provided during stay.

The area is famous for its lovely medieval towns (eg the famous walled-city of Carcassonne with its 13th century castle, and Beziers and Perpignan), it has a warm and sunny climate (averages 300 days of sun per year), the Canal du Midi (with its option to hire boats for a lovely day out) and its long, sandy beaches. It has the benefits of its more glamorous neighbour the Cote D'Azur but without the traffic jams, high prices and overcrowding. You come here to unwind, enjoy the outdoor living, explore the cities and relax in the sun.
