Located on the south west side of Browning Island, Lake Muskoka (just east of Cariquette Island) this "boat access only" private, newly built cottage (completed in June of 2009) features an open concept design, flooring ceiling windows, a stunning lake one-mile long view to the and 160' of private treed and sunny shoreline.

Enjoy stunning sunset views from three separate sitting areas, a private deck in front of the cottage, a second deck just above the water and a third deck on the water and connected to the new 40’ foot private dock. Excellent swimming with both shallow and deep water and granite steps into the lake. The cottage also has west exposure which provides for a sunny shoreline and decks from 10:00 am to sunset. A typical day-long breeze from the open waters to the west make this location virtually bug-free during daylight hours.

The cottage features an open concept design with a great room, floor to ceiling windows on the lake side, water-views on three sides from the sunroom, custom kitchen with granite countertops, hardwood and slate flooring, 20 foot ceilings, ceiling fans in each room, 2 fireplaces (one wood burning, the other propane), 2 bathrooms (one with whirlpool), 4 queen beds, 52 inch plasma TV with DVD, satellite TV, high speed internet, 2 large decks and multiple sitting areas by the water.

The waterway is quiet both on weekends and during the week as the only traffic is from one of your island neighbours. This cottage provides the true "on the water" Muskoka experience since you can only access the property by boat.

LOCATION: 185 km from downtown Toronto to one of two mainland access points - a 10 minute boat ride from either the west or east access points to the south west side of Browning Island. From the west depart from Pride of Muskoka West (halfway between Gravenhurst and Bala on Highway 169) and one mile and a half to the east. From the east depart from Allport Marina or Pride of Muskoka Marina (in Bracebridge - just off Hwy 11) and head one and a half miles to the west.

*TRANSPORTATION TO THE ISLAND: For those who do not have access to a boat, transportation to the island is included and arranged through the owner from Allport Marina (www.allportmarina.com) in Bracebridge, Ontario (drop-off at the cottage is on arrival date at 4:00 pm and pickup is on the departure date at 11:00 am). There is a water taxi on the lake from Campbell's Landing Marina at at a cost of approximately $50.00 per one-way trip. We highly recommending renting a boat to access the waterfront restaurants, shopping, grocery stores and restaurants that are all accessible by boat.

BOAT RENTALS: Are available at www.allportmarina.com. All sorts and all size ranging from fishing boats to runabouts to ski boats. Rentals are arranged directly between the marina and the guest and range in price from $700 per week to $2,500 per week (Canadian dollars).
