Restored Country Home in the Heart of Umbria

Tucked into the rolling hills of Umbria, this beautifully restored country home offers panoramic views of Lago Trasimeno and the timeless countryside beyond. Surrounded by seven hectares of olive groves and evergreen trees, the property embodies the rustic elegance of central Italy while providing all the comforts of a modern retreat. Passing through the gates feels like arriving at a private hamlet of stone houses, where centuries of history blend seamlessly with contemporary living.

The guesthouse, larger than the main farmhouse, serves as the exclusive accommodation for visitors. Inside, exposed wood beams, stone walls, and terracotta floors preserve the authentic Umbrian character, while modern amenities, Starlink Wi-Fi, a smart TV, and Sonos speakers (easily moved outdoors by the pool or barbecue area), ensure comfort and connectivity. The spacious and modernized kitchen is fully equipped and opens to a large dining room with fireplace.

The home features four bedrooms and four bathrooms, comfortably accommodating eight guests in beds and up to three additional guests (children, most comfortably) with two twin pullout beds and one daybed in the upstairs loft. Upstairs, the primary suite includes a king bed, private terrace, and en-suite bath, along with an adjoining twin room—perfect for children. Two additional bedrooms, both queens, complete the sleeping quarters. Every bedroom is air-conditioned for year-round comfort.

Outside, sweeping lake views unfold toward olive-dotted hillsides, and the medieval village of Castiglione del Lago. The large swimming pool and terraces invite sun-soaked afternoons and leisurely aperitivos among the olive trees. The former olive mill, dating to the 1100s, remains a centerpiece of the property’s history and charm, beautifully preserved and visible in the living room of the Mill House on the property.

The housekeeper and two groundskeepers are readily available should guests require assistance with anything at our home. As well, cooking and daily cleaning are possible to be arranged with advance notice.

Beyond the gates, Tuoro sul Trasimeno is a short walk from the farmhouse. Famous for the battle between Hannibal and the Romans, this little town has a very notable history. Both Tuoro and its sister town of Passignano Sul Trasimeno welcomes visitors with charming piazzas lined with lakefront cafes, shops, bakeries, trattorias, gelaterias, markets and festivals. From both you can easily reach the lake for paddleboarding, kiteboarding, sailing, motor boating, or fishing. Nearby bike rentals offer access to a beautiful path that circles the entire lake, linking picturesque villages and local markets—held daily in towns around Lago Trasimeno. You may also enjoy a day on the ferry boat, which will transport you from town to town and to the islands around the lake.

Perfectly positioned in the heart of Italy, the property is central to Umbria’s hilltop towns and Tuscany’s celebrated wine country. Cortona, Montepulciano, and Siena are all within 40 minutes, while Florence and Rome, both with international airports, are easily reached by car or train. From our home it takes 15 minutes to reach the Terontola-Cortona train station making day trips and quick overnight getaways throughout Italy quite simple. The Tuscan Coast is an easy and beautiful two hour drive away and offers a day of fun swimming in the Mediterranean or the Adriatic.
