Set on two levels, leading down to an infinity pool with views towards Motovun and the valley, it is the jewel in Istria Deluxe's crown. Natural light pours through the villa's huge windows, and every detail of its furnishings oozes quality. The views are the best you will find anywhere in Croatia as it has been built on a hill top with views of the lakes and medieval village tops.
The house has 5 double bedrooms, 4 with super king sized beds and en-suite bathrooms and the fifth with a double bed and use of a toilet and sink. Should you wish to use any of the double rooms as a twin this is perfectly possible as there are lots of single duvets available and the beds are large!. It has an indoor kitchen on the top floor with an outside terrace, plus an outside kitchen for BBQs and a further table outside by the pool.
The house has a much more modern feel inside than our other two properties. It has white polished concrete floors, air conditioning throughout, state of the art sound system, TotalTV satellite, modern Italian designer furniture and contemporary lighting. It is a fantastic house for entertaining.
The infinity pool also has a 25 meter lap lane, ideal for those wanting to keep fit! It is close to the villa, however, so we would not recommend this property for children who cannot swim. The villa also has private parking for three cars and stands in grounds of around 3/4 acres. There are a few bikes, internet access and ipod docking stations in each bedroom.

Roma is set in a tiny hamlet called Sveti Kirin, 10 mins drive from Sovinjak. There is no finer location for a holiday villa in Croatia. Just thirty minutes from the sea.

- A six-hole course and driving range are tucked away in a valley near Motovun and many shots are hit against a wonderful backdrop of the old Medieval town. Eighteen hole courses can be found on the eco-friendly Veli Brijun island, or on the Italian border
- Venice is only a two hour trip by boat from the coast. We don't think you'll need us to sell you the attractions of Venice.
- Although this villa could not be in more quiet or serene spots, you are just a twenty minute drive from Pula's growing alternative scene which is based in Rojc by Gajeva.
Places of Interest
- Istria sits in the northwest of Croatia. It has in common with Tuscany beautiful rolling hills on which are perched fabulous medieval towns.
- Unlike Tuscany and the better known parts of Croatia like the Dalmatian coast, Istria remains blissfully unblemished by the mainstream European tourist trail, which means that it retains its local character throughout the year.
- Istria has the largest peninsula in the Adriatic. The coast is a short drive from all three villas, and provides opportunities to sail, swim, dive, and sample the very freshest seafood.
COULD NOT HAVE BEEN HAPPIER!
My family and I couldn’t have been happier staying at Casa Roma in Croatia this past July. After a week of touring around Italy, this was the perfect place to unwind, relax and take in some majestic views. Annabel, the owner, and Caroline, the onsite property manager, couldn’t have been more helpful. They made us feel very welcome and arranged for virtually all of our needs. Istria is only a 3 hour ferry ride from Venice, although if you get seasick you might want to consider driving as the trip can get a little rocky. We took the ferry to Porec and were met by a rental car agent, although he seemed more like a guy that rents out a few cars. Bring Euro or Kuna as he doesn’t take credit cards. The cars aren’t that big so be careful not to bring too much luggage. From there it was about a 30 minute drive inland. We came to a windy single lane road and headed up and up and up. We finally found the house and Caroline was waiting inside to greet us. It was very late so she didn’t stay long. The house was very nice with a contemporary feel to it. We did find a few rather large bugs, but that was to be expected as we were in the mountains. We quickly went to sleep. In the morning we were blown away. The house was perched near the top of a mountain with incredible views! Lush rolling tree top hills, a large lake, and other historic walled hilltop cities were surrounding us. We spent a good deal of our week in the backyard just enjoying the views, especially from edge of the infinity pool. We took some great family pictures there. Every afternoon we headed to a different seaside village, typically a 20 – 40 minute drive. We explored, took boat rides and dinned out. All of the towns we visited had a great ambiance and feel, with wonderful shops and restaurants. Caroline can recommend the best ones for you. If you like truffles, you will be in heaven. After coming from Venice, everything we bought – food, gifts, activities – seemed like a bargain. Using Casa Roma as a base, you can make your trip as relaxing or adventurous as you want it to be. There are plenty of things to do, as long as you have a car to get there. We would definitely go back!”
