Property Guidelines & Important Information

1. Occupancy of the Property:
The villa is reserved exclusively for the number of guests confirmed at the time of booking.
Any undeclared additional guests are strictly prohibited without prior approval from the owner or property representative.
Subletting is strictly prohibited.
Unregistered visitors are not permitted without prior authorisation.
The guest is fully responsible for all individuals present on the property, whether staying overnight or not.

2. Respect for the Neighbourhood:
Guests are expected to respect the peace and tranquillity of the surrounding neighbourhood.
Parties, events, receptions, weddings, professional photo shoots or filming activities are not permitted without prior written authorisation.
Any excessive noise disturbance may result in the immediate termination of the stay without refund.
Unauthorised events may lead to the immediate removal of occupants from the property without compensation.

3. Swimming Pool & Sea Access:
The infinity pool is neither heated nor secured.
Children must be supervised at all times by a responsible adult.
The owner accepts no liability for accidents related to the use of the swimming pool or access to the beach.
Swimming and use of the sea access are entirely at the occupants’ own risk.
No lifeguard is present on the property.
Diving activities are undertaken at the user’s own responsibility.

4. Gardens & Child Safety:
The grounds are not enclosed.
The property includes direct access to the sea as well as multiple exterior levels and stairways.
Constant supervision of young children is required.
Guests must ensure that the beach access gate is always properly closed to prevent unauthorised entry.

5. Use of Amenities:
The sauna, gym, cinema room, billiards table and all other amenities must be used responsibly and only for their intended purpose.
Any damage or misuse will be charged to the guest.

6. Smoking Policy:
Smoking is strictly prohibited inside the villa.
Cigarette butts must be disposed of in the outdoor ashtrays provided.

7. Pets:
Pets are only permitted with prior written approval.
The owner reserves the right to apply additional cleaning or repair charges in the event of damage.

8. Departure:
Guests are expected to return the villa in a reasonably clean condition.
All keys, remote controls and access badges must be returned upon departure.
Any loss will incur replacement charges.

9. Liability:
The guest is fully responsible for any damage caused during the stay, whether by themselves, their visitors or third-party service providers.

Part or all of the security deposit may be retained in the event of damage.

10. Property Maintenance & Equipment Operation:
The owner and property management team make every effort to ensure the proper maintenance of the villa, its indoor and outdoor facilities, and all technical equipment.

However, due to the size of the property and the number of amenities available, uninterrupted operation of all installations cannot be guaranteed throughout the stay.

In the event of a breakdown, malfunction or temporary unavailability of one or more facilities, including, but not limited to, the swimming pool, sauna, audiovisual systems, appliances, internet connection, sound system, gate, elevator or fitness equipment, the owner agrees to arrange intervention by an appropriate service provider within a reasonable timeframe.

No refund, rental reduction, compensation or extension of stay may be requested due to the temporary malfunction or unavailability of equipment, provided reasonable efforts have been made to resolve the issue.
The owner cannot be held responsible for interruptions caused by circumstances beyond their control, including water, electricity or internet outages, adverse weather conditions, public utility interventions or force majeure events.

Internet & Network Disclaimer:
Internet access is provided as a courtesy service.
No guarantee is given regarding speed, quality or uninterrupted connectivity.
No compensation may be claimed in the event of service interruption.

Personal Belongings:
Guests remain fully responsible for their personal belongings at all times.
The owner accepts no responsibility for theft, loss or damage to personal items.

Access for Maintenance:
Housekeeping staff, gardeners, pool technicians, or maintenance personnel may require access to the property during the stay, after informing the occupants, to carry out maintenance or urgent repairs.

Vehicles:
Vehicles parked on the property remain under the sole responsibility of their owners.
The owner accepts no liability for theft, damage or accidents involving vehicles.

Limitation of Liability:
The owner shall not be held liable for:
• Accidents occurring on the property
• Use of the property’s amenities and equipment
• Water or nautical activities
• Indirect or consequential damages
• Loss of enjoyment resulting from equipment malfunction or temporary service interruption

Additional Fees

The amounts below are provided for indicative purposes only and may be adjusted depending on the circumstances.

Exceptional deep cleaning service: from €500
Specialised cleaning for stains, carpets, fabrics or upholstery: upon quotation
Waste not removed or villa left in an abnormal condition: €250 to €1,000
Security intervention or emergency call-out by the property manager: €250 per intervention
Loss of keys: €300
Loss of gate remote control: €250
Loss of access badge or entry system: replacement cost at actual value
Damage to the billiards table: repair cost at actual value
Damage to gym equipment: repair or replacement cost at actual value
Damage to cinema equipment: repair or replacement cost at actual value
Damage to indoor or outdoor furniture: repair or replacement cost at actual value
Unauthorised use of the property for private or professional events: fixed penalty starting from €5,000
Undeclared guests staying at the property: €250 per person, per night
Smoking odour requiring specialised treatment: minimum €500
Unauthorised pets: €500
Unauthorised late departure: €250 per commenced hour

All damages will be assessed during the check-out inspection and may result in deductions from the security deposit and/or additional charges.
