Set across approximately 10 acres in peaceful Hamurana, this single-level farmhouse pairs broad rural surroundings with uninterrupted views across Lake Rotorua. The residence is oriented toward the water, allowing lake vistas to accompany the living spaces and bedrooms, while surrounding paddocks, gardens, and farm animals create an unmistakable sense of place. The result is a relaxed countryside retreat within easy reach of Rotorua and the natural attractions of the Bay of Plenty.

The open-plan living, kitchen, and dining areas are designed around the landscape. Large windows frame Lake Rotorua, while comfortable seating, a Smart TV, and Starlink internet provide modern convenience without distracting from the setting. The updated kitchen is equipped for group meals and opens naturally to the dining area, creating an inviting central space for long breakfasts, shared dinners, and quiet evenings overlooking the lake.

Four bedrooms accommodate up to 10 guests. The primary bedroom features a super king bed, while the second offers a king bed and the third a queen. The fourth bedroom can be arranged with up to four king-single trundle beds, making it particularly flexible for children or friends travelling together. Outdoor living centres on the covered deck, where heaters extend its use into cooler evenings and a private hot tub overlooks the surrounding farmland. Guests can wander through the edible herb and flower garden, enjoy outdoor dining, or meet the resident animals from outside the fenced paddocks. Chickens, goats, sheep, and cattle contribute to the working-farm character, with guests able to feed selected animals using approved food. Fresh eggs and a welcome basket add a thoughtful sense of hospitality.

Hamurana occupies the quieter northern side of Lake Rotorua, providing a rural counterpoint to the geothermal landscapes and cultural experiences for which the wider Rotorua region is known. Nearby Hamurana Springs is renowned for its exceptionally clear freshwater spring and an easy 800-metre nature track, while Rotorua offers geothermal reserves, Māori cultural experiences, forest trails, lakes, and adventure activities. Days can begin with lake views and farm life before giving way to forest walks or geothermal exploration, then conclude back at the farmhouse beneath the open countryside sky.
