The main house sits atop a 120-foot cliff, creating an elevated vantage point over the water, while a separate carriage house provides additional accommodations for larger groups.

Arranged across three levels, the main house offers distinct spaces for gathering and relaxing. The main floor includes two kitchens, a living room, dining area, full bathroom, and laundry area. Upstairs, the primary suite features a queen bed, private full bathroom, and its own sitting area. The ground level follows the natural slope of the hillside and includes a queen bedroom with an en-suite full bathroom, along with a second bedroom furnished with two full-size beds. Double doors open directly onto the lower deck, where a six-person hot tub provides a relaxing place to unwind outdoors.

Located separately above a double garage, the carriage house offers additional space. The approximately 30-by-30-foot room includes a triple bunk with Twin XL beds and a Twin XL daybed, along with a galley kitchen, dining table, television, and full bathroom. Both the main house and carriage house are equipped with central heat and air conditioning for year-round comfort.

A walk of approximately 110 steps leads from the main house to the private lakeshore and shale beach. At the water, an approximately 100-foot covered double-deck dock provides space to settle in beside Seneca Lake. Guests can make use of two kayaks, a rowboat, a large stand-up paddleboard, fishing poles, life jackets, paddles, and several inflatable floats.

The property sits in the heart of Finger Lakes wine country, with two wineries, a distillery, and a microbrewery within approximately one mile. Watkins Glen is about six miles south, placing its restaurants, boating opportunities, famous gorge, and motorsports venue within easy reach.
