This stunning two-story, 4 bedroom, 3 bath, 3,000 sq. ft. home is the perfect place to gather with friends and family away from all the hustle and bustle. This Luxury residence is situated in a quiet small suburb 10 mins away from Landshut, and 40 mins away from Munich. Built on a double sized lot and at the highest elevation in the town, the home features panoramic views of its beautiful and lush surroundings, including a direct view of the the infamous Bavarian Alps in the distance and a direct view of the historic Trausnitz Castle, built in 1204.
Floor to ceiling glass windows and doors surround the entire home, bringing in lots of natural light throughout the day. The second floor outdoor terrace leads out from the kitchen and dining area and faces east through west, creating a warm and natural ambiance from sunrise through sunset. The large property is adorned with lush landscaping and well kept gardens that blossom in a multitude of colors during the summer months, while the nearby forests beckon the nature loving enthusiast for a refreshing hike. For the more adventurous guests, there are plenty of excellent biking trails taking off right from the backyard.
The main entrance to the home is located on the second floor with easy access from the separate 2 car garage. The double size front door is adorned by a creative custom wood carving and tempered glass. Upon entering the home, you are immediately greeted by the luxurious feel of solid granite floors, as they are featured throughout the home.
The second floor offers an open concept living area complete with an ultra modern living room, kitchen and dining area, and a half bath. The living room has a wood burning fireplace that acts as a separation between the living and dining area. A remote controlled projection Apple TV that lowers and recedes into the ceiling is the ultimate in entertainment for the whole family to enjoy movies or catch up on your favorite Netflix series together.
The kitchen is complete with a dual fridge and freezer, stainless steel oven, tempered glass stove top, onyx colored granite counter tops, and is completely stocked for the at-home professional chef. There is room for two at the breakfast bar table for a quick snack, but the dining room will seat 8 in a more formal setting. The dining area leads out to the second floor terrace, which boasts breathtaking views of the landscape and fresh wide open air.
A granite staircase brings you to the parterre where the 4 bedrooms are situated. There are two master suites, each outfitted with queen sized beds with luxurious linens and convenient en-suite baths and each offer private access to the gardens in the backyard. The first master bedroom has a walk-out to the gardens as well as a tempered glass stand-up shower and modish chrome fixtures throughout. The second master suite bath offers his and her sinks, a tempered glass shower with chrome fixtures, and a Jacuzzi that is built into the floor giving easy access for a relaxing spa experience (while also being ideal for bathing small children). A heated towel holder is an added touch of luxury to complete the bath.
Two separate guest rooms are located adjacent to each other. The first guest room is very large and also has direct access to the gardens in the backyard. The afternoon sun creates a warm ambiance on the lightly yellow painted walls. The second guest suite has a single size bed, large dresser, and quick access to the backyard terrace.
Just a few steps below the parterre is the entrance to a complete in-law suite. There is a large bathroom with a stand-up tempered glass shower and custom tiled sink. The second kitchen is styled with modern patent red cupboards and doors and offers an open concept bar area ideal for 2-4 people to gather for a small bite to eat. The kitchen has large glass doors that walk directly out to an outdoor patio area that gets beautiful sunlight in the afternoon. Dining outside on this patio is very inviting and having the kitchen close by is a great asset when entertaining large groups.
Perhaps one of the most unique features is the 4 person solid wood sauna that is located in the in-law suite. Whether its part of a relaxing and intimate evening with your significant other, or simply to detox and rejuvenate yourselves, this sauna creates a very warm and delightful place to melt your stress away.

We loved this home - modern unique design. It is centrally located - near the charming town of Landshut! We had so much to see and do within a 30 min - 2 hour drive (like Salzburg, the romantic road, Munich). The Owner made sure we enjoyed our stay!”

This is an unusual and interesting home in a beautiful area. Here, you explore small towns and countryside. You should not expect fine dining in the immediate area but Essenbach is 15 minutes down the road. Munich is a one hour train ride away. We would not suggest a visit until the owner completes the furnishings, works the bugs out of the mechanical and electrical systems and provides some food staples and badly needed user notes. ”
