An Amazing Place!

Just ok

For context we stayed in a 2 bedroom/3 bath villa. The resort itself seemed a bit rundown and isn’t like our usual stays. Service was so- so and the resort itself just wasn’t cared for like it should have been. Chipping paint everywhere, worn out pool chairs and umbrellas and very used towels, etc. Didn’t seem like a 5 star place. I will say, the room was very clean and they did a great job of making sure the room was cleaned well each day, which is a big deal. The food was awful. We ended up leaving the resort daily for meals- even pool food was not good at all. It was nice that we had a kitchen so we were able to cook some. I will say, they say that the kitchen is fully stocked and that couldn’t have been further from the truth. There weren’t even water glasses- but tons of wine, champagne glasses etc. There were silverware, some glasses and a set of 4 plates/ bowls. 1 frying pan and 2 pots. No spatula, etc. Ensure to bring your own supplies if you are planning to cook at all! Overall, would not stay again but it was ok for a keyless stay. ”

Perfect Spring Break at Viceroy!

We loved Viceroy Los Cabos! We're not really a beach resort family - our ThirdHome is a place at the beach so we tend to explore other places. But this one was really great. The design-forward architecture of the property is so relaxing and calm. Our condo had ample space for our family of five, and had everything we could possibly need for a great week. Service throughout the property is top notch, from the impeccable housekeeping to the beachfront attendants who keep the chairs and sun loungers pristine. And the location of this property can't be beat, 7 minutes on foot to amazing grocery stores and restaurants. The on-site food is expensive, but we chose to eat breakfast and lunch at our pace in our condo. We'll certainly return to this lovely place!”

Hurricane Priscilla was our Housekeeper

This was our first ThirdHome vacation. Our villa and the resort were really lovely, but on the 3rd day, our unit was flooded in the middle of the night during a hurricane. I would have expected the resort to prepare our condo in advance for such extreme weather, as we saw them doing so to many units, but they did not do anything to protect ours. After our bedroom and living room were flooded, they removed the drenched area rug from our living room and left us without a dry replacement rug for 2 days. They brought sandbags and plastic to barricade our patio doors only after the hurricane had passed. We had to step over plastic and sandbags to use our patio. There was also loud construction being done around the main pool area the one day there was a bit of sun after the hurricane passed. I wrote a letter to both my contact at Viceroy and ThirdHome to express my disappointment in my first Viceroy and ThirdHome stay, to date, neither has responded to my email. My advice is to not visit this area during hurricane season. We had only one day out of seven of sunshine. I am sure this resort is a much nicer place to stay during milder weather. ”

A Slice of Heaven

My dream home is so close to the ocean that I can hear the waves, take in the vistas and feel the breezes, all while living in the lap of a luxuriously appointed space designed for comfort, convenience, and relaxation. I recently had the pleasure of staying at the Viceroy in San José del Cabo, and I can't say enough great things about the experience! From the moment we arrived, the staff was absolutely amazing and made us feel like VIPs. They were so friendly, welcoming, and attentive throughout our stay, which really elevated the overall experience. Our room was just gorgeous—well-appointed with modern amenities, and the ocean views were stunning! Waking up to the sound of the waves and the beautiful vistas was the perfect way to start each day. The resort’s spa was another highlight. I had such a relaxing experience there, especially enjoying the cold tub, which was a perfect way to unwind after a day in the sun. We also tried the guacamole at the resort, and wow—it was so tasty. If you're a guac fan like me, don't miss it! The resort's location in downtown San José del Cabo was fantastic, with plenty of great restaurants within walking distance. We even took bikes (provided by the resort) to explore the town and it was a fun and easy way to get around. One of the things I really appreciated was how close the resort is to the airport. It made our travel so much more convenient. Our driver was super friendly, and to top it off, there were cold drinks waiting for us in the car, which felt like a nice touch after our flight. The only downside I would mention is that the food prices at the resort are a bit on the high side, with several added fees. It’s something to be aware of if you’re planning to dine there frequently, but the quality and convenience might make it worth it for some. There are also several pools on-site with stunning ocean views, so you’ll always have a peaceful place to relax. All in all, I highly recommend the Viceroy and would definitely suggest checking out some of the fantastic restaurants in the area as well. It was a memorable trip, and I’m already thinking about returning! ”

Love the property, however check your bill upon leaving closely

The property is great. Highlights are very good restaurants on property, the pool areas, the two bedroom rooms are wonderful and the spa amazing. Pool area drinks are watered down, orders are mixed up and overcharged. Would highly suggest you don't make room charges and if you do check your bill closely. Was overcharged almost $1K or 20%. We had friends staying on property and they were also overcharged. ”

Amazing hotel/resort

The two bedroom condo was simply amazing. Staff was extremely helpful and responsive to our request. We originally was booked in a ground floor condo, but was able to move us to a third floor condo when we asked for a higher room with a much better view. Restaurants were great, but a bit pricey, particularly the price of wine; therefore, we ate most of our meals at local restaurants.”

This was our second stay at the Viceroy. Again, it did not disappoint. We really enjoy the property and the accessibility to the surrounding town, restaurants and galleries. We may just make this a yearly trip. Looking forward to the next time!”

I recently stayed at the Viceroy Los Cabos in a two-bedroom condo, and it was a great experience with some pros and cons. **Pros:** The condo was impeccably clean and spacious, perfect for relaxation. Wonderful property

Our stay at the Viceroy was enjoyable, with all the staff making everything easy. We were given a poolside condo, so we could walk out our front yard into the knee-deep pools that connect to the walkways, and being on the ground floor was a bonus. The view from our ground floor condo was incredible, with the blue of the ‘yard’ extending to the blue of the sea and the sky. The sun was overhead in early May, so the daybeds on our front porch of south-facing building #6 never saw the sun, making for a perfect place to relax in the shade and enjoy the view. There were always comfortable lounge chairs available at the pools, with plenty of towels and attentive staff to bring food/beverages. Fitness classes were fun, and the gym was well-appointed, with two separate studio spaces and a turf strip for sled work. We are surprised that the “two bedroom condo” we were given can be advertised as such. The description of this condo indicates two bedrooms and 2.5 baths. We were given a one-bedroom condo. The second bed was in the living room, along with a comfy sofa. The condo had two full bathrooms - but no half bath. So while the condo does have two king beds, only one is in a bedroom. If two couples shared this condo, one couple would have no privacy whatsoever. The kitchen had the bare minimums for cooking - one sauté pan and one small sauce pan. No bowls/containers for mixing or storing food. There was a nice set of 4 mugs, bowls, plates, etc. Housekeeping restocked water daily, but they offered small plastic bottles and it would be an improvement to offer filtered water units for guests, or gallon jugs that could be refilled. The restaurants were amazing: food was delicious and service was top tier. Choosing a favorite is difficult - Nido feels intimate and the sushi fresh. Awacate has a festive and fun vibe, with the colors and food prep part of the experience. The menus were easy to order a la carte, which we appreciated. All the restaurants and room service add 17.5% gratuity to the bill, but not a single server mentioned this when bringing the check to us. There was some typical Mexico hustling of more money at checkout. We were departing early, so the night before we left, we paid for all of our incidentals/fees. The morning of checkout, they said we owed the daily resort fee for that day - the day we checked out and left the hotel at 7am. That kind of thing is just annoying. The beach in front of the hotel is beautiful, with huge crashing waves (no swimming allowed while we were there). The sand is squishy, so makes for more challenging walks. The kids club is wonderful, and in particular Brenda who works there is lovely. We had our 1 year old grandbaby with us, and while the kids club only takes kids 4+, Brenda invited us to play in the kids club with our grandbaby. There were many age-appropriate toys, and we appreciated having a quiet space to play during the heat of the day. Overall, we were impressed with the property and loved our stay. The Viceroy really is a special property.”

Home away from home!

We visit the Viceroy often and never tire of it - and it never disappoints. Perfect 10 in accommodations, staff, cleanliness, FRIENDLINESS - there is nothing you will lack or want. Great gym, gorgeous beach, easy bike ride to the cutest town / village. More fabulous restaurants every time we come. We marvel at given the size of the property, even during peak occupancy, it always seems "empty" (in a good way). Perfect place to unwind, unplug, and recharge! Can't wait to return.”

Beautiful Cabo Resort

Our 1st trip to Cabo was magnificent. It is a beautiful resort surrounded by pools and right on the large beach. We had a ground floor 2br which was bright and beautiful. Ours was spacious but layout is a bit funky where the master BR is not walled off from the main floor. While fine for a single couple or a family, it may be a little awkward for a pair of couples. It had a huge beautiful outdoor patio with sleepers and a large dining table. Another couple showed us their penthouse which was AMAZING. The entire staff is fabulous, especially Jesus and the rest of beach crew who are amazing. The hotel is extremely convenient to a nearby grocery store and only a 5 minute Uber to all the amazing restaurants in downtown San Jose del Cabo. Aside from the 1 hotel breakfast which was only ok, the food we had on property was quite good. The food and drinks (especially wine) are quite pricy for guests but it tends to be high quality with great service. Its a great option to have but your missing out if you don't check out some of the off property restaurants and the beautiful art district. The gym is large and well equipped, like a mini version of my Equinox. We can't wait to go back.”

Viceroy is is a good location and nice place to stay. Walking distance to Restaurants and shopping. We enjoyed laying by the pool or hanging out on the beach. Would definitely go back to this resort.”

Perfect for one couple + maybe a kid

There resort is ideal. Blue everywhere. The unit is great for a couple and the extra bed is kind of in the middle of the common area so not ideal goes all group situations. Great tub overlooking the view by the glass. Patti is nice. Near Los of other rooms so quiet at times but not a lot of outdoor privacy when speaking. Great gym, spa, kids camp, pools. Beach unusable but waves crashing was nice to listen to. Earth quake happened while we were there, which was fine but a little scary. Buildings and facilities held up well. ”

Viceroy in San Jose Del Cabo San Lucas

What an amazing property. We were upgraded to a fabulous two story, 3BR villa that had its own rooftop patio with plunge pool. Service was outstanding and the on-site restaurants were great! The spa is heavenly bliss and the fitness center is state of the art. Location in San Jose is great….nice downtown area and no peddlers like in Cabo, which is 30 min away. We found Uber to be best form of transportation and we never had to wait more than a few minutes for a ride. There are many options for off-site dining but would highly recommend Flora Farms, Acre, and Sunset Mona Lisa. All in all, a great tip and immersive experience. ”

This resort was worth the trip!

This facility even places full Mattresses with pillows on an unbelievable beach that they rake every morning. Sea turtles were laying eggs there. The facilities were top notch and as photographed. ”

2.5 Stars at Best

We had high expectations going into this stay but we were met with one frustration/disappointment after another from the minute we walked into our room. For starters, the listing states the condo features a chef's kitchen which is completely false - you need to have an oven to be able to make that claim! We had pre-stocked our groceries expecting to use an oven, only to have to improvise and figure out what could be cooked in the microwave or stovetop. But then we quickly realized our microwave didn't work. 3 hours and 4 microwaves later we finally had a working model. We also found out the ice maker didn't work, and it couldn't be fixed, so the only solution was for room service to bring us a bag of ice. The next issue we quickly found was that the outside shades would not stay closed. We were given a lame explanation that it was due to the wind sensors which would raise the shades if it got too windy to prevent them from being damaged. But after observing all the shades on the surrounding rooms staying closed, including on completely still days, we came to realize it was just another broken item in our room. Later that evening, while preparing our first meal, we also found out only one of the burners on the stovetop worked, and even then it would only heat up if it was on high. In addition to the above problems, we took issue with a few of the features of the room. For starters, we were given a room on the first floor, which wasn't an issue in itself as it allowed us to wade thru the water and get direct access to one of the pools instead of having to walk all the way around. However, there was no lock on the sliding glass door, even though it was evident that there used to be one. When we called to express our concern, we were told that none of the ground floor rooms have a lock...come again??? If you don't want to put locks on rooms above the ground floor I can completely understand, but the ground floor should be an absolute must!! When I explained that it's a security issue and literally anyone could walk right in, they said we shouldn't worry as there are plenty of security cameras all around the property. That was not reassuring to say the least. We spoke with other guests staying on the ground floor and they confirmed they were also missing a lock, so it wasn’t specific to the room we were staying in. We also found the height of the TV in the master to be too low, so it was difficult to see the bottom quarter of it if you were lying in bed. And for some reason, the volume on all the TVs is capped, so often we were struggling to hear what we were watching because the volume couldn't go up any higher. The wi-fi was spotty at best. Based on the placement of the router in the front closet, the signal got weaker and more inconsistent the further you moved into the room. By the time you got to the patio you were lucky to get one or two bars of service. The last thing to note is the limited amount of toilet paper you are provided, after which you are expected to either buy more through the resort or buy your own at a local store. This was a 2 bedroom condo that fits 5 people. There were only 2 full rolls in the master bath and a partial in the 2nd bath. Luckily there were only 2 of us so we managed to make that last, but under normal circumstances we would have had to purchase more to last the full week we were there. That is simply unacceptable to be expected to buy toilet paper when you are already paying a $35/person/day resort fee. It's a money grab and low class for a resort of this caliber. All in all, a really disappointing stay and we will not be back again.”

Architectural Stunner

Viceroy at San Jose Del Cabo. Wow, what a fantastic week we just had! The resort is architecturally stunning, but it is more than that. The larger rooms, 2BR and up, are very nicely equipped with Miele appliances, including a built in coffee/espresso maker. The rooms are extremely comfortable, the linens are top notch, and the showers are addictive. The location is perfect. Everything is close: grocery store, fantastic restaurants, shops, all within walking distance. The Old Town Square, Arts District Galleries, more great restaurants, Thursday Night Art Walk, the Mission, and the quaint Square are a medium walk/short Uber ride away. On-Site are several pools, plenty of loungers and attentive service. The beach is nice, but not swimmable due to strong persistent undertow. It’s nice to walk and look at! The staff is helpful, friendly, and not overly obsequious. We are absolutely going to go back again!”

Great Property and Staff but Poor Maintenance

This was our second visit to Viceroy Los Cabos. A few things have changed since we had an amazing experience 2 years ago. Unfortunately the value of exchanging into the property has declined with recent addition of resort fees @$35 per day PER GUEST Plus 16% tax and $70 cleaning fee! Our beautiful 2 br (non- private master fyi) villa had multiple appliance issues this trip. The freezer (and thus icemaker) failed. The combination Microwave/Convection oven was broken so food we had bought to convection-bake (frozen foods ie pizza, wings, french fries etc) during our stay was wasted. 2 of the 4 induction stove burners were out. And the built-in Miele coffee center did't work due to "descaling maintenance required." Kitchen utensils and cookware were lacking for a "deluxe" 2 br unit. Any attempt to repair appliances while we were there was met with shrugged shoulders and no offers by management to offset any resort fees (which would have offset our disappointment). Overall, the Viceroy seems to be suffering from deferred maintenance issues and lack of attention to detail for such a "high-end" property. But the employees (not management) were excellent and did what they could to help. Sadly, we won't be back after this, our least enjoyable experience (all of my other reviews have been 5 star) in my 10 year membership with Third Home.”

Disappointed

Viceroy is a lovely property but the service level is far below what we thought it would be. There was not a day that went by that I didn’t have to call to have something repaired. Had to pay $35 a person for a resort fee and I don’t what it was actually for. Had a room with no view and was told that this is the room that they usually give to Third Home reservations. Also those who were not there on third home had a stocked mini bar…we did not. I ask for something else and was told I did not have that kind of reservation. Will never go back there and I hope that people using my property at Diamante were treated better. ”

Beautiful and luxury resort

The resort is beautiful. We received a complimentary upgrade to a more spacious unit, and it was truly breathtaking. The cleanliness was impeccable. While the beach wasn't suitable for swimming, the pools were delightful. The resort's restaurants were ok, but slightly on the expensive side. Fortunately, the town is just a 10 minute Uber ride away. The gym surpassed my expectations and is the best I've seen in any resort. On the downside, the front desk service could use some improvement. Despite this, I would highly recommend this resort if you're seeking a luxurious getaway.”

Beyond gorgeous!

A wonderful, magical place to stay. Book it if you can. The staff are lovely, the roof top bar is great, We cooked in our fabulous apartment and shopped at the nearby supermarket and there are a range of restaurants nearby as well as on site. Great weather beautiful pools all around and spectacular sunsets/sunrises by the beach. The apartments are fractional ownership and they give you the details but NO high pressure selling at all. A great week! ”

Excellent Stay

Terrific stay at the 2-bed condo at Viceroy. The service was very good, especially the residence concierge team who were able to make excellent dining recommendations. San Jose is a quieter part of Cabo (can walk into the town in about 20 minutes), but still has very good restaurants and is safe. While the beach isn't swimable, the hotel pools are fun. Spa is excellent and I highly recommend a treatment. F&B is good and prices are reasonable for caliber of hotel. The food for lunch at the beach restaurant was some of the best. Good is also golf available close by. I'd especially recommend Palmilla. I intend to stay again!”

The Viceroy is top-notch. Great service. The property is immaculate. Considering the number of rooms/apartments, the layout lends to a very private experience. With the rooms facing directly East, we enjoyed watching the unencumbered view of the sunrise every morning over the Pacific/Sea of Cortez, making coffee on our secluded balcony extra special. To be expected, the prices of food, drinks, and spa services are similar to any 5-star resort in America. Complimentary valet parking was a welcome surprise. We would love to return - SOON!”

Luxurious condo and hotel. Beautiful pools. Beautiful gym and restaurants. Beach is not swimmable and sand is walkable but ideally with beach shoes. Food and drinks are crazy expensive but this is the case in most of the area restaurants. Fantastic stay!”

We arrived just prior to Hurricane Norma but that didn't stop us from having a fabulous stay at the extraordinary hotel. As soon as the hurricane was over, the hotel was in full operation and the service was top notch like always. The food, accommodations, spa, pools and shopping are the best around. ”

My wife and I thoroughly enjoyed our stay at the Viceroy. This property is meticulously maintained and the staff is friendly and professional. Our condo was very spacious and furnished beautifully, and the bathroom with three shower heads a real treat. I had two wonderful massages (hint: ask for Helene!) at the gorgeous spa. Kudos to Montserrat who contacted us in advance, provided information about activities and dining options, and was always available with suggestions. San Jose del Cabo is a 'real' Mexican town (as opposed to the touristy Cabo San Lucas) with numerous dining options, and is just a five minute taxi ride from the resort. A relaxing and pampered stay. ”

Luxurious Stay

The Viceroy Cabo is such a unique, beautiful, 5 star resort. The service was fantastic and the staff were friendly & helpful. The white buildings surrounded by the beautiful blue pools, water & ocean reminded me of the Greek islands and the decor, and restaurants had a modern, sleek Miami vibe. There is also a lot to do outside the resort; we biked into town which was cute (and safe!). I’ve tried quite a few restaurants outside of Viceroy & every single one was amazing.highly recommend the sunset sail & a scuba dive. We will definitely be back! ”

Fun week in Cabo

This property is stunningly beautiful. The condo had all the necessities, and a great balcony with lovely views. As other reviewers mentioned, I wouldn’t eat on site much. We had dinner at the rooftop restaurant and it was okay, but found much better food elsewhere for the price. We used the gym, also very nice. Had a massage at the spa which was good, but the sauna wasn’t working, and the cold plunge pool was pretty dirty. There isn’t much walkable from the property so we did Uber quite a bit to dinner etc. ”

Awwww - Se CHIC! - Just perfecto!

We simply had an OUTSTANDING vacation! I cannot say enough great things about The Viceroy. First and most important - the people, I’m not sure how everyone could be so nice, kind, smiling, helpful, and simply fun … but they were! Every single person! They remember your name - and made us feel like “family”. The resort is stark white lean, super clean, artistic and hip - just beautiful. If you want fancy/stuffy - this is not for you. If you want an amazing, relaxing, great energy and a beautifully elegant vibe and an A++++ time with 5-Star treatment you’ll love it. The restaurant Cielomar on the roof deck was outstanding - again, great people and great food and drinks. The SPA for massages and “Spa Day”, delightful! We stayed one night in an oceanfront suite - was perfect, clean and good energy. Then a full week in a 2 bedroom oceanfront residence - just perfect. 3 TV’s, washer-dryer, and enough bottled water to last a lifetime. The gym was big and had everything. The pools - many pools were so great! Oceanfront - chaise and service rolling out to the beach too. A quieter area and a more spirited area - choice is good, we went to all! Boring folks - stay elsewhere, all great folks will love The Viceroy. Pool service for food and drinks - just perfect. And the pool bar food was outstanding! Bellman - Conscierge - Front Desk - everyone, and I mean everyone so nice and happy and helpful. Every request was met with over the top grateful service. The bars were great and chill, and even our final breakfast was outstanding. Yes - a PERFECT trip, we just booked our next trip to go back again! The perfect balance of superb service with chill vibe, great people, beautiful rooms - ok, I’ll stop - my fiancé and I both loved it - and we are very seasoned picky travelers. A Favorite in Cabo!

We visit Cabo several times a year, and even got married there 18 years ago. This property is amazing. Never seemed busy, and a place to relax and enjoy the great food at the on-site restaurants, and great overall service. A bit overpriced (expect $100+ for breakfast for two). Great for adults and couples…but wouldn’t take the kids.”

Stunning design, short on attention to details

The street side of this property doesn’t do justice to the interior of the resort. Especially at night - simply stunning. We stayed in a first floor unit “ Residence” which we later found out had belonged to the architects brother. Upon entry, it’s an all white, beautifully orchestrated design including Pogenpohl, Miele and high end custom design. Very liveable with exceptions. At first blush, we loved the room - on the corner of the building at the main level, with a huge patio that allows one to simply step off into the reflecting pool - it’s tremendous - and walk to the pool or a number of other shortcuts. Not many people can or do this, but we enjoyed it. The patio itself has a two person spa, a table & seating for 6 and two double mattress size daybeds. We didn’t use the spa tub, but spent every evening on the patio playing games or having dinner. Despite the first floor location, the wings of the resort are angles so there is very good privacy. As we chose the main bedroom off the patio for our stay, at night it became clear that the retracting doors shown on the website floor plan were never built. So this “bedroom” has no privacy. Only a TV that separates it from the living and dining room. And no closets or furniture in the room aside from night tables at the bedside. So we gave the “room” to our adult kids and took the guest room. This room had a bed with a mattress that we swore was a box spring. We came back home with extremely sore backs. The room is spacious, private and has its own thermostat. Both bathrooms are adjacent to the bedrooms rather than en suite. Not always convenient. The washer & dryer turned out to be a single machine that NEVER dried a thing, despite an 8 hour cycle. The laundry room was shown to be an additional bathroom on the plans, but instead is an oversized laundry room that could easily fit 2 dyers if needed. Electrical was another issue. None of the 6 button light switches were labeled, nor was there a homeowner guide nor explanation. So each night was a virtual light show to turn lights on and off. And rarely did a day go by that someone in a shower was at some point showering on the dark. One day none of the lights would come on. We reported it on the way to dinner only to come back to lights that would not turn off!! The Miele dishwasher never worked and we reported it several times. Initially we asked for dishwasher detergent and were told it was not supplied. I thought that odd. The ice maker never worked. The living room TV speakers never worked. One set of burners never worked. The showers leaked badly after every shower. The pool side food was more/ as expensive as other area high end restaurants. Two frozen drinks poolside was $45 including $5 tip. Most gracious staff. The AC worked amazingly well & fast. The view was fantastic. The gym is best I’ve seen in a resort. Free bikes to use until 6p. Game room is top notch - saw two bachelor parties getting ready for their respective weddings using this as a prep space. The rooftop bar is not to be missed. The pools are great for adults but definitely dissuade kids. Hard to explain, but black bottom deep wading pools were a sophisticated vibe that didn’t seem kid-friendly. Only saw two infants all week. (Nice!) Lots of weddings held in the middle of the resort - middle of the walkways and pools - which seemed beautiful but awkward. No privacy and people walking around the ceremony in bathing suits. And we saw 4 weddings in the week we were there. As we stayed in the Residences, I cannot attest to the hotel rooms. While the front desk answers all room calls, it is the Residence Concierge who is ultimately responsible for the Residences. The first day they were quite attentive, after that nothing. With so many issues, we never received any response from the concierge or management to address our concerns. I knew there was a daily resort charge but our room never got serviced. We repeatedly had to call for towels. When I addressed this at check out, they removed the room charge. I’d go back, but better prepared to know what to expect and what rooms to request. Lovely property. ”
