Highlights
• Restored Tuscan farmhouse estate with separate guest house

• Five-bedroom countryside retreat surrounded by olive groves and rolling hills

• Located in the heart of the Pisan hills near Volterra and Chianti wine country

Set deep within the peaceful hills of Tuscany’s Valdera region, this beautifully restored farmhouse estate offers an authentic countryside escape surrounded by olive groves, forests, and rolling vineyards. Rebuilt from the ruins of an 18th-century farmhouse, the property blends historic Tuscan character with refined modern comforts, creating a secluded retreat designed for long outdoor lunches, quiet evenings, and immersive rural living. Positioned near the medieval village of Peccioli, the estate enjoys a setting that feels entirely removed from the crowds while remaining within reach of Tuscany’s most iconic hill towns.

The interiors preserve the warmth and charm of traditional Tuscan architecture through terracotta floors, exposed wooden beams, stone walls, and thoughtfully curated antiques paired with contemporary furnishings. The main house centers around expansive open-plan living spaces, including a welcoming sitting room with fireplace, a formal dining room, and a fully equipped chef’s kitchen that opens directly onto shaded outdoor dining areas. A wood-fired pizza oven, built-in barbecue, and generous entertaining spaces make the home especially suited to relaxed group gatherings and extended family stays.

Accommodations are arranged across the main villa and adjacent guest house, comfortably hosting larger groups while maintaining privacy and flexibility. The main residence features five spacious bedrooms, including a primary suite with jacuzzi bath and multiple ensuite bedrooms, all positioned on the upper level and equipped with air conditioning. The guest house adds additional recreational space with billiards, table tennis, and lounge areas that create a casual social atmosphere ideal for evenings at home after days exploring Tuscany’s villages and vineyards.

Outside, the estate unfolds across broad lawns, flower gardens, and open countryside framed by olive trees and forested hillsides. A large private swimming pool sits at the center of the grounds, surrounded by sun terraces and shaded gazebos furnished for outdoor dining and lounging. Guests can spend afternoons enjoying the professional bocce court, dining beneath the pergolas, or simply relaxing with uninterrupted countryside views in every direction. The fully fenced grounds provide both privacy and tranquility while maintaining the authentic feel of a working Tuscan landscape.

Beyond the estate, guests are ideally positioned for exploring the lesser-known side of Tuscany. The surrounding Pisan hills are dotted with small medieval villages, local wineries, cycling routes, and thermal spas rarely found on traditional tourist itineraries. Volterra, San Gimignano, Florence, and Pisa are all accessible for day trips, while nearby vineyards of the Chianti delle Colline Pisane offer exceptional wine tasting experiences within a short drive. Though secluded, the property remains well connected to the region’s cultural landmarks, making it equally suited for restorative retreats and active Tuscan exploration.

Difficult location and could use some updates

Tuscany is beautiful and the grounds of this home were stunning. The issues were related to the long driveway - and location. Google maps didn’t take us to the house the correct way - there is a road behind the home that is a dirt road which is not in drivable condition - we kept getting routed that direction which was not ideal after driving all day to surrounding towns since the home is very isolated. The driveway is about 8 minutes long, and full of pot holes, - to the point when it was raining we went into a muddy ditch and needed to be towed out by the local farmer (who was wonderful!) but it took a day off our vacation not having a functioning vehicle. Also for the key level the concierge team did not provide the services expected for this number of keys. We received no direction on the home - just handed keys with a remote. We got a bath towel and one hand towel per person, with no extras. -so we had to do laundry. Not all the rooms were made up so we had to do our own bedding upon arrival. The kitchen ideas had not be cleaned well. There is no heating on the main floor. The bedroom heating/cooling did not work well. The bocce court was not well maintained and we didn’t have matching balls to pay the game. We tried to make the most of the visit as we were there celebrating a birthday, but each day we did feel that the home had issues that were affecting our overall experience in a negative fashion. I would say the home has potential if they improve the road to the home and update the heating and cooling and improve the kitchen cleaning between guests. ”

Il Granaio

This was a beautiful home in the Tuscan hills about an hour from Florence. The home met all our expectations, with a beautiful kitchen and living area, and more than enough room for the six of us. We arranged exciting adventures in this area everyday....Truffle hunting, a day on Vespas exploring the countryside, picking olives and having lunch at a olive farm,.....all the people we met were very friendly and helpful. We felt right at home, and would completely recommend”

The week was perfect!

We loved your home in Tuscany....and our stay for the week was perfect! Your home is beautiful, and very comfortable. The kitchen was very nice, and we loved cooking in it most every night. Our weather was perfect, highs in the seventies, and evening temps in the lower sixties. The only rain came as we drove to Milan to catch our flight on Saturday. We really got to know the surrounding area, traveling to Lucca, Lari, Castelfalfi, San Gimignano, as well as Peccioli, which we loved. We met some wonderful people and picked olives, hunted truffles, drank wine, and visited some really nice places. My wife and I have traveled Italy many times, and this was a little different trip for us, staying in one place for a week. I can certainly tell the amount of time and work you put in to your home, and we treated it with respect and appreciation. Thank you again....”
