Magnificently set on the flanks of a mountain on the Umbrian / Tuscan border between Florence and Siena, stands this meticulously restored, 16th century Tuscan villa formerly owned by the Prince of Milan. This Palazzo, which has undergone a complete, but sympathetic, restoration by local artisans features huge bedrooms with en-suite bathrooms and can sleep up to 18 guests. The rooms retain their original character, with every window flooded with light and stunning views over the Umbrian countryside.

Breakfast and dinners are available at an additional charge and require advance notice to schedule. Transportation and activities can also be arranged at the request of our guests at an additional cost.

- Sightseeing in Tuscany and Umbria is very special. Florence, Siena and Rome are driving distance from the villa and some good road links make this a comfortable and pleasant journey.
- The monthly antiques market at Arezzo is a must for those who are looking for something special and even for those who just want to soak up the superb atmosphere.
- Citta di Castello, about 10-15 mins away, is an attractive town and has all facilities including shopping, restaurants (over 40 in all) and supermarkets. Just walking distance from the villa is the ancient village of Monte Santa Maria Tiberina.
- The local region is famous for it's wines and vineyards so take the opportunity to go on a winetasting tours.

September 2018Outstanding Villa in Umbria Countryside
This Thirdhome villa is located in Umbria on top of a peak with views of the valley and into Tuscany. The villa is incredible. The rooms are very large with luxury touches and finishes. We had Chef Angelo create an amazing Umbria dinner along with a Sommelier pairing wines to the meal. The location is a bit off the beaten path but that is a positive. Its quiet, the views are to die for and the quaintness of the castle village at the top of the mountain is perfect. We were a large group and we didn't even fill the villa. Our group also took part in truffle hunting, horse back riding and we played golf at Antognolla. Silvia the caretaker is the best, she will assist with all your activities and requests. Patricia made us a delicious breakfast every morning and we hired her to also clean the villa each morning and straighten up. The location is great for day trips into the local villages and into Sienna and Florence. It felt great to always return to Palazzo Prugnoli in the evening and relax with a glass of grape watching the sunset over the valley. We are hoping we get another opportunity to visit the villa and hope to bring our teenage kids with us next time. We are sure they would love it to. April 2018A Wonderful Week!
We had the most amazing time at the Palazzo! It is set in an absolutely beautiful spot in the Umbrian countryside and is so comfortable and well appointed!ed. I wholeheartedly recommend this home. Silvia, the caretaker, was absolutely critical in helping us set up an amazing itinerary with everything from truffle hunting, cooking classes and dinner reservations to transportation, hiking and biking. She was invaluable!! We had some issues with the hot water which they were working on repairing but I would highly recommend this beautiful villa without any reservations!! Endless thanks to the Quinlivan’s for opening it up for us earlier than usual!”

September 2017Wine tasting, truffling hunting and private chef...OH MY!
The outstanding experience with this property started long before any of us entered the villa doors. Silvia, the villa manager, worked with us months before to ensure each and every detail was in order for the group of 12 of us. To say she did a wonderful job in planning our excursions, setting up our private chef, executing our vineyard outings and transportation, would be an understatement. Silvia made our stay seamless and absolutely superb. Now...on to the villa! WOW! The owners have managed to maintain the integrity of the history of the villa, while still providing modern conveniences. With unbelievable views, a fabulous layout, all en-suite bedrooms, and remarkable grounds, our group had the time of our lives! The kitchen was extraordinary, and the perfect place to accommodate our onsite cooking class by Chef Angelo. The area is precious and quaint...and right up the driveway is some of the best Italian food I have ever had. The feel of the area is charming and serene, and the locals are absolutely lovely. The area is somewhat remote, in my opinion adding to the appeal, however you definitely want transportation. While many of the attractions are 1+hour away, the drive offers an excellent chance to see the beautiful countryside. We ventured out to several different wineries and experienced the life long memory of truffle hunting. If are interested in a complete play by play of our seven day itinerary, just ask! It was truly amazing...definitely a five star experience had by all!”
