Palazzo Prugnoli is a self-catered luxury holiday villa - perfect for large groups and families and a fantastic venue for special occasions. Our traditional Italian villa has a weekly housekeeping service with optional in-house chef/cook, and daily housekeeping to make your stay that little bit more comfortable.

The house stands in the centre of 2.5 acres of gardens and is surrounded by open land - providing plenty of private space to relax and admire the beautiful Italian countryside.

The secluded pool measures 7m x 15m (23 ft x 50 ft) and benefits from an outdoor shower, a built-in drinks fridge, pool volleyball and a pergola for shade.

To the right of the house is the Loggia which can be used as an outside dining area or for table tennis. A professional catering barbeque is also provided.

The giant outdoor chess pieces are set beside the Loggia in the midst of a box maze.

Behind the house lies an impressive 20 metre terrace of stone and terracotta tiles which is reached by an elegant sweeping stone staircase. This overlooks the gated pool area which is an ideal place to take in the breathtaking views across the Tuscan/Umbrian countryside.

At an additional cost, we can provide daily housekeeping, cooks and other services.

  • The monthly antiques market at Arezzo is a must for those who are looking for something special and even for those who just want to soak up the superb atmosphere.
  • Citta di Castello, about 10-15 mins away, is an attractive town and has all facilities including shopping, restaurants (over 40 in all) and supermarkets. Just walking distance from the villa is the ancient village of Monte Santa Maria Tiberina.
  • The local region is famous for it's wines and vineyards so take the opportunity to go on a winetasting tours.
  • Umbria and in particular Perugia is blessed with some fantastic local events all year round. Including The Water Festival, the ancient 'Tournament of Arms', art festivals, traditional dance, jazz, classical music and other cultural events.


Outstanding Villa in Umbria Countryside

This Thirdhome villa is located in Umbria on top of a peak with views of the valley and into Tuscany. The villa is incredible. The rooms are very large with luxury touches and finishes. We had Chef Angelo create an amazing Umbria dinner along with a Sommelier pairing wines to the meal. The location is a bit off the beaten path but that is a positive. Its quiet, the views are to die for and the quaintness of the castle village at the top of the mountain is perfect. We were a large group and we didn't even fill the villa. Our group also took part in truffle hunting, horse back riding and we played golf at Antognolla. Silvia the caretaker is the best, she will assist with all your activities and requests. Patricia made us a delicious breakfast every morning and we hired her to also clean the villa each morning and straighten up. The location is great for day trips into the local villages and into Sienna and Florence. It felt great to always return to Palazzo Prugnoli in the evening and relax with a glass of grape watching the sunset over the valley. We are hoping we get another opportunity to visit the villa and hope to bring our teenage kids with us next time. We are sure they would love it to. A Wonderful Week!

We had the most amazing time at the Palazzo! It is set in an absolutely beautiful spot in the Umbrian countryside and is so comfortable and well appointed!ed. I wholeheartedly recommend this home. Silvia, the caretaker, was absolutely critical in helping us set up an amazing itinerary with everything from truffle hunting, cooking classes and dinner reservations to transportation, hiking and biking. She was invaluable!! We had some issues with the hot water which they were working on repairing but I would highly recommend this beautiful villa without any reservations!! Endless thanks to the Quinlivan’s for opening it up for us earlier than usual!”

Wine tasting, truffling hunting and private chef...OH MY!

The outstanding experience with this property started long before any of us entered the villa doors. Silvia, the villa manager, worked with us months before to ensure each and every detail was in order for the group of 12 of us. To say she did a wonderful job in planning our excursions, setting up our private chef, executing our vineyard outings and transportation, would be an understatement. Silvia made our stay seamless and absolutely superb. Now...on to the villa! WOW! The owners have managed to maintain the integrity of the history of the villa, while still providing modern conveniences. With unbelievable views, a fabulous layout, all en-suite bedrooms, and remarkable grounds, our group had the time of our lives! The kitchen was extraordinary, and the perfect place to accommodate our onsite cooking class by Chef Angelo. The area is precious and quaint...and right up the driveway is some of the best Italian food I have ever had. The feel of the area is charming and serene, and the locals are absolutely lovely. The area is somewhat remote, in my opinion adding to the appeal, however you definitely want transportation. While many of the attractions are 1+hour away, the drive offers an excellent chance to see the beautiful countryside. We ventured out to several different wineries and experienced the life long memory of truffle hunting. If are interested in a complete play by play of our seven day itinerary, just ask! It was truly amazing...definitely a five star experience had by all!”

The quintessential italian villa

Palazzo Prugnoli is everything you'd want for your italian vacation - on old world palazzo, formerly owned by a prince, that has been completely modernized while retaining all of its old world charm and essence; perfectly located in the shadows of a 16th century castle that now houses a delicious quaint restaurant we walked to several times during our stay; and, surrounded by nature and stunning views that take your breath away. The villa was everything I had hoped for - luxurious yet comfortable; extremely spacious for our 3 families; with a wonderfully large and well stocked kitchen that I still dream about; and, an atmospheric pool area where you can lounge and enjoy a great bottle of wine while watching the children have endless hours of fun in the pool. To top it all, Sylvia the house manager truly made this visit memorable. She helped us organize a wine tasting tour, arranged for the children's horse backing riding adventures, found chefs to come cook at the house for us, and was always only a phone call/text away to answer any questions we had. An Umbrian Paradise

Truly memorable. I completely agree with the previous reviews. Strongly recommend for a very large family and friends. The more people that can enjoy this villa the better. The charming accommodations, the incredibale views, Sylvia and her staff made this an enormously fun and relaxing vacation. For a very reasonable price, chefs come in to prepare classic Umbrian dishes. We did that most nights. If you are adventurous, Palazzo Prugnoli is a great base to take day trips. Plenty to see within an hour drive. Palazzo Prugnoli is not to be missed! ”

Palazzo Prugnoli is a jewel

Nestled high on the rolling hills of Umbria and offering beautiful vistas, enriched immesurably at sunrise and sunset, this is an wonderful palazzo. The building itself is architecturally integrated into the traditions of the Umbrian countryside. The amenities are firstl class with many bedrooms, public rooms, a lovely, functionally practical kitchen and lots of outdoor space for leisure time. This includes a pool overlooking the hills of Umbria and room to enjoy other outdoor activities (bocce, etc) The palazzo is just outside a quaint village with the local restaurant serving first rate regional cuisine while many other important sites are relatively nearby such as Perugia, Assisi and other Umbrian villages. The stay at the palazzo is greatly enhanced by the wonderful Sylvia and her staff to serve all your needs including meals, reservations, car services and lots of suggestions about how to creatively explore the region. The owner was very gracious in assisting us with arrangements prior to our visit.”

Perfect Italian Villa in Umbria/Tuscany

Wow. where do I start?? Palazzo Prugnoli is truly fantastic. It is spacious, well appointed and has the most incredible views. We were three families and the kids and adults all had a wonderful time. Sylvia, the property manager, was extremely helpful and we followed several of her suggestions. The little castle village of Monte Santa Maria Tiberina, about a 15 minute walk up from the villa, is charming and the little restaurant there became a favourite with its excellent Italian meals and stunning views. It was a perfect get-away-from-it-all retreat and we all hope to return some day.... Thanks so much Tom & Farzana.”
