The Spanish Steps Apartment on Via della Mercede

Located between the Spanish Steps and Trevi Fountain, the Spanish Steps Apartment on Via della Mercede is a luxury two bedroom, two bathroom apartment surrounded by fine dining and fabulous shopping and within walking distance of the Colosseum, the Roman Forum, and many other historic sites and museums, as well as the subway, taxi stands, bus stops, and bike rental. Located in a traditional Roman palazzo, the apartment was completely remodeled and furnished in late 2010. It has been in my family for more than 50 years, and is my beloved second home.
The apartment is spacious (1,100+ square feet), elegant and comfortable apartment, consisting of a large and bright living room, separate dining room, large bedroom with a king-size bed, second bedroom with two twin beds, one bathroom with tub/shower, second bathroom with small glass shower, and fully-equipped kitchen. The large bedroom also has a twin bed in case two people want to share the room but not share the king-size bed. The apartment has double pane windows to keep it quiet and beautiful wood floors, and is decorated with high-end contemporary furniture and art. It is on the first floor (one level above the ground floor), which can be reached up 20 shallow steps or using the small elevator.

This is a non-smoking property, and we do not accept pets. Please note that we do not have equipment for babies or small children. The apartment is not wheelchair accessible as there is a small step to enter the apartment as well as a step in the large bathroom. There is no parking at the apartment, which is in a restricted driving zone (ZTL).
Immediately upon booking, the Thirdhome member must advise if people other than the Thirdhome member will be staying at the apartment and/or the person checking in so that our communications will be as efficient as possible.

Fee of 3.50 euros per night, per person age 10 or older (mandatory Rome tourist tax).
We recommend that you take our car service to ensure that you will arrive at the apartment in a timely manner. The car service from the airport is €45 for 1-2 people, €55 for 3-4 people (regular taxi service is €50). The car service will call our guest services manager so she can meet you at the apartment. If you choose not to take the car service, you must call the guest services manager when you are approximately 1 hour from arrival; if you are significantly late, you may need to pay our guest services manager for any extra time, as she charges by the hour.

From the time we reserved this beautiful apartment, the host was very helpful providing useful information, sharing the websites, and made sure that our stay would be comfortable. The manager was very helpful upon arrival and during the stay, made sure that all was in place to make sure we enjoyed the stay. We felt very well taken care of and made us feel very special. Location of the apartment was closed to every places where we wanted to visit. We usually stay at St. Regis for our short stay in Rome, but this apartment location made our stay in Rome for a week especially very enjoyable. Apartment was very specious, clean and comfortable with updated modern interior. Nothing like staying at the hotel. We would love to return to this property again. What a wonderful home to spend a week in Rome! We were two parents traveling with our 26 years old daughter September 18-25, and this apartment was perfect for us. Superb location, close to many architectural and cultural sites, fantastic shopping and restaurants, all within walking distance. The apartment is beautiful, big, quiet for restful nights, and outfitted with anything you might need in a home away from home. David, we appreciated the wine, bread, butter, jams, prosciutto, cheese, yoghurt, milk, coffee, and other amenities that left for us at the apartment, so we didn’t need to go shopping right away. We loved having so many books around us, especially travel and art books! Rosie, the housekeeper, was easy to communicate and very responsive. Communication with the owner was flawless, David responded quickly to all my questions, gave us lots of advise and recommendations. We felt that we gained a friend, even though we didn’t meet in person yet. We highly recommend David’s Spanish Steps apartment wholeheartedly! Thank you!”
My husband, our two teenage daughters and I had a fantastic time at this 2 bed 2 bath apartment in the center of Rome. We were very comfortable. Even thought it was quite hot outside, the AC worked perfectly and the bedrooms were nice and cool all the time. There is a great local coffee shop next door to the building. There is also a pizzeria next door. The food was delicious and inexpensive. We also dined at a Michelin star restaurant located a 10 minute walk from the apartment. The best part of our stay was that we were able to walk after dinner to the pantheon and other gorgeous monuments all around the apartment. I walked to the hair salon, grocery store, and fashion stores. Truly the best location you can imagine in Rome. The communication with the owner and the local property manager was excellent. I highly recommend this comfortable and clean apartment in the center of Rome.”
