The property has a total surface area of 205 m² under the Carrez Law, including two independent studio apartments located within the same grounds.
Each studio has a separate private entrance and does not provide access to the main residence or the areas designated for guests. The studio occupants only cross the front garden when entering or leaving their apartments. They do not use the garden as a recreational space, and encounters with guests are therefore uncommon.
Please note that the garage is not available for guest use, as it is reserved exclusively for the storage of the owners’ personal belongings.
The entrance gate is manually operated and must be opened and closed by hand.
