Set in the Umbrian countryside just outside Montone, this seven-bedroom stone villa combines sweeping valley and mountain views with a private seasonal pool and extensive gardens. The secluded setting includes olive groves and multiple outdoor gathering areas, while the medieval center of Montone is about five minutes away by car.

The property consists of a five-bedroom main villa and a separate two-bedroom guesthouse a few metres away. Original farmhouse details include cotto floors, exposed stone walls, timber beams and remnants of the former tobacco tower. Four indoor living areas provide space for larger groups to spread out, including one with an open fireplace. The main villa also has a spacious cook's kitchen with stone benchtops and stainless-steel appliances, while the guesthouse has its own living area and full kitchen.

All seven bedrooms have private ensuite bathrooms. The sleeping arrangement includes four bedrooms with king beds and three bedrooms with two single beds each, accommodating up to fourteen guests. The primary suite includes a claw-foot bathtub. Five bedrooms are located in the main villa, with the remaining two bedrooms in the separate guesthouse.

Outdoor living is a central part of the property, with landscaped gardens, a seasonal private swimming pool, sun loungers and several seating areas overlooking the countryside. A covered loggia beside the kitchen includes a Weber gas BBQ, while a handmade marble dining table seats fourteen for outdoor meals. A separate aperitivo lounge and bocce area provide additional places to gather. The swimming pool is not fenced.

Montone is about five minutes away, with restaurants, cafés and its historic hilltop center, while Umbertide is approximately ten minutes by car for markets, shops and additional dining. The surrounding countryside also offers access to walking routes, historic sites and locally arranged experiences including wine tasting, cooking classes and horseback riding. A car is required for this rural location.

Please note - swimming pool is seasonal and is normally available from mid May to late September.
