Description

Haus Lixl | 19th-century residence

This 19th-century villa is situated in the most exclusive neighbourhood of Trieste, just one mile from the city centre. The property is high up on a hill, just above the city centre, in a beautiful neighbourhood called "Scorcola", well known for the excellent Villas and its antique tramway line taking you home.

Trieste is the capital of Friuli Venezia Giulia region in northeastern Italy, located on the Gulf of Trieste at the northeast corner of the Adriatic Sea 90 miles east of Venice. The city lies at the intersection of Latin, Slavic and Germanic cultures where Central Europe meets the Mediterranean Sea and is home to diverse ethnic groups and religious communities.

It is a three-storey 19th-century residence in its magnificent grounds (4,200 sq. metres) five minutes from the city centre. Restored in line with its historical features and furnished with taste and attention to detail: spacious lounge, well-equipped kitchen, four bedrooms, and four bathrooms. The property has a heated swimming pool and ample parking. Built in 1829, the villa has played host to such illustrious names as James Joyce, who would while away the hot summer afternoons as a guest of the Lixl family in the shade of the enormous horse-chestnut tree which graces the entrance.

On "Scorcola" hill, always a prestigious part of Trieste, Haus Lixl offers a terraced garden measuring 4,200 square metres with centuries-old trees and a view of San Giusto castle. The villa's leisure experience is enhanced by a good-sized swimming pool, whose heating makes it usable for most of the year. The poolside area is equipped with comfortable sunbeds and a barbecue. The property also has ample private parking.

It is in the lounge that the finest decorative features are to be found: flooring in Carrara marble, Bukhara carpets, an old Samovar, photos by Peter Lindbergh and paintings by Radmila Dapic Jovandic embellishing the walls, a Murano blown-glass chandelier illuminating the room.
Connecting with the dining room, the kitchen is fully equipped with crockery and cutlery, refrigerator, cooker and dishwasher.

  • The Triestines have a true passion for coffee, and there are many different places to taste it. This is an ancient passion: enter into the elegant historic cafes, where the literary ferment of older days still echoes.
  • The lagoons of Grado and Marano are a universe of fresh and salt water, woods and damp meadows, to be explored by boat, by horse, on bicycle paths designed to discover the landscapes' fauna and flora that are unique.

Places of Interest
