House Rules

Arrival at the villa is after 4pm

Departure from the villa is before 10 am

There is a local manager who can assist with tennis and golf reservations at the resort.

There is a farm to table restaurant on site and many other restaurants within a 5- 15 minute drive.

This is absolutely a no party and and no smoking house. There can be no outside noise during quiet hours between 9pm and 9 am. If you are outside after 9:00 pm, it should sound as though you are not in order to preserve the tranquility of the community.

Notwithstanding the forgoing, Thirdhome guests shall not use premises for the purpose of storing, manufacturing or the selling any explosives, flammables, drugs or other inherently dangerous substances or illegal activities.

No additional persons shall occupy said premises or any part thereof.

Except as medically necessary for lessee assistance, no bird or animal shall be kept or allowed in or about said premises without owners’s written permission.

There is no pool cover or heater in use during the summer. Pets and children cannot be left unattended. Owner is not liable for injury relating to Thirdhome guests’ use of the home or property including the pool. Guests are liable for any damage to persons or property from use.

Thirdhome guest shall not violate any government law in the use of the premises, commit waste or nuisance, annoy, molest, or interfere with any neighbors quiet enjoyment.

Thirdhome guest(s) shall indemnify, defend and hold harmless the homeowner for liability arising from personal and bodily injuries or property damage caused or permitted by the negligence of the guest(s). This does not waive a “Owners duty of care” to prevent personal or bodily injury or property damage liability where the duty is imposed by law. While steps have been taken to make the property more comfortable for children, children should never be left unattended. Guest assumes all liability for injury of anyone in their party including children. Guest(s) enter and use all items in home at their own risk.

If you notice anything that is broken, defective, or not working improperly please notify the manager immediately.

No repairs, decorations, or alterations or moving of furniture shall be done by guest(s).

Thirdhome guest shall keep the premises and furniture, furnishings, and appliances and fixtures, which are for guest’s exclusive use in good order and condition. Guests shall pay owner for costs to repair, replace, or rebuild any portion of the premises damaged by guests.

Owner does not insure guest for any personal or bodily injury or property damage including, but not limited to, that caused by the act or omission of any guest or third party, or by any criminal act, war, riot, insurrection, fire or act of God.

Please turn off the gas in kitchen when not in use the manager will show you. As Portugal is typically in a drought please also limit the use of your water usage when possible.

No portion of said premises shall be sublet or reassigned.

The owner or his agents or employees may enter the premises: In case of emergency; when the guest has abandoned or surrendered the premises; To make necessary or agreed repairs, decorations, alterations, or improvement; To supply necessary or agreed services; To exhibit the dwelling unit to prospective or actual purchasers, lenders, residents, potential tenants, workmen, or contractors, provided the lessee is given reasonable notice prior to lessor’s intent to enter (minimum of 24 hours), with entrance during normal business hours (8am to 5pm).

There is parking in front of the house for two cars. Two cars can park in front of the property.

No smoking or use of fire is allowed in the house. The fireplace is decorative only.

No glass near the pool.

Caution must be exercised when using the rooftop garden.

All doors and windows must be locked and secured at night, when guests are away, and upon checking out of the villa.

While we love pets, no pets are allowed.

For technical assistance please contact the local manager.

The house manual will be sent via email within a minimum of 48 hours prior to stay, sharing check-in information/directions etc.

During your stay we ask that you leave the house tidy and in good order and in the condition you received it. Should anything require attention or repair please let us know. The house is an architecturally signifcant home that we wish to enjoy for years to come.

Basic starter supplies will be available for all guests.

Additional Fees

Additional Fees:

Electric bicycles can be rented for 150 Euros per week per bike. Typically two are available at any given time. Guest(s) assumes all liability for injury or harm from using the bicycles.

Resort fee of 40 euros per day per guest.

Pool heating is required from September 1st through May 26th. The fee for heating is 50 euros per day.

Should you wish to schedule a midweek cleaning, the fee is 300 euros.

Should you wish to arrange to have groceries purchased in advance of your arrival the fee is 150 euros plus grocery costs and the list of requested items must be shared a minimum of 5 days prior to arrival.

The resort fee and pool heating fee should be paid in advance of arrival.
