Set in Brian Head, this three-level mountain home offers a comfortable year-round base for ski days, summer escapes, and family time in Southern Utah’s high country. Positioned across from Bristlecone Park and within a short walk of Brian Head Resort’s Giant Steps area, the home places guests close to skiing, sledding, restaurants, shops, and mountain recreation. With approximately 2,600 square feet, three levels, and room for up to 12 guests, the residence is designed for families and groups who want space, convenience, and easy access to the mountain.
Inside, the home combines warm mountain character with practical comfort for longer stays. Updated appliances, two high-capacity water heaters, well-stocked towels and linens, and generous gathering areas make the home easy to settle into after days outdoors. The game loft adds a playful retreat with bunk beds, TVs for gaming consoles, board games, movie channels, surround sound, a LuvSac, and a video game system with more than 1,000 titles.
The sleeping layout includes four bedrooms, three full bathrooms, and one half bathroom. The spacious primary bedroom features a king bed and a large en-suite with a steam shower and spa-inspired finishes. A third-floor balcony room includes a king bed, while a second-floor balcony room includes a queen bed. The bunk loft includes two bunk beds and is well suited for children or flexible group sleeping. Private balconies in most rooms add fresh mountain air and outdoor connection throughout the home.
Spa-level relaxation is one of the home’s defining features. Guests can unwind in the private hot tub, cedar sauna, or steam shower after skiing, hiking, or exploring Brian Head. Outside, the patio overlooks a pond and green park, creating a relaxed spot for morning coffee, sunset drinks, or keeping an eye on children playing nearby. Parking is also especially convenient, with a private two-car garage for vehicles and gear, plus a third dedicated covered underground parking space.
The home is central to Brian Head’s ski runs, restaurants, shops, main lodge, and shuttle route to Navajo Lodge, allowing many guests to keep the car parked during their stay. In winter, the nearby Giant Steps area provides access to several lifts, while Bristlecone Park offers family-friendly outdoor space and sledding. In summer, Brian Head becomes a cool-weather mountain getaway with nearby hiking, biking, scenic drives, and access to Cedar Breaks National Monument. Cedar City is approximately 30 minutes away and offers dining, museums, and seasonal arts programming.
