At the heart of the house is a bright open plan living and kitchen area designed for sociable gatherings. A generous breakfast and apéritif bar seats twelve, while two ovens and a wine cellar support effortless group dining. Separate television and lounge spaces provide flexibility, and in cooler months a substantial wood stove creates a warm focal point beside the fourteen seat sofa.

The main bedroom occupies the upper level, offering additional privacy. A second bedroom is arranged with two queen beds and four elevated single beds, while a separate woodland cabin provides a queen bed and bunk bed for additional sleeping space. The home includes one indoor bathroom, an outdoor bathroom, an indoor flushing toilet, and an outdoor dry toilet, reflecting its thoughtful approach to water conservation.

Outside, the Ruin forms a convivial gathering area with a hot tub, large barbecue, pizza oven, smoker, bar, and an impressive oak table seating around thirty. A pétanque area and extensive grounds complete the setting, with vineyards surrounding the property and the beaches of Leucate and La Franqui approximately twenty five minutes away by car along the coast.
