Garden Apartment with Pool in Residential Nice – Mont Fabron

Le Mont Fabron is a gated, landscaped residence in Fabron, a leafy residential neighbourhood in west Nice. This 90 m² garden level apartment faces south and east, and it is calm, bright and surrounded by mature palms and pines.

The heart of the home is a bright living and dining room that opens onto a wraparound corner terrasse and private garden of about 140 m², with views of the blue Mediterranean and the Southern Alps. The terrasse catches the morning sun, perfect for breakfast outdoors. Thanks to its orientation, the flat itself stays cool and pleasant even in the height of summer. Every room has new, whisper-quiet air conditioning. A second terrasse off the living room and a small private terrasse off the main bedroom add extra outdoor spots throughout the day.

The apartment has three bedrooms, a separate fully equipped kitchen with Bosch appliances, a walk-in dressing room, and a spacious entrance hall. There are two shower rooms: a larger one with the washing machine, and a smaller one with a WC. There's also a separate guest WC. Wi-Fi, TV, iron, heating and double glazing are all included.

The residence's large pool, surrounded by palms, is a lovely place to spend the day. It's often peaceful, and at other times it's lively with local children playing, which is all part of its charm. There are sun loungers and shade.

The Location:

Fabron is one of Nice's most sought-after residential neighbourhoods: leafy and peaceful, yet close to everything. A bakery, a Vival mini-market and La Pignata restaurant are just across the street, a pizzeria is a three-minute walk away, and large supermarkets are nearby. The beaches along the Promenade des Anglais are at the bottom of the hill.

Mont Fabron is well served by public transport, with buses connecting to the tram for an easy ride into central Nice, the Old Town, Cours Saleya market and "la Prom." In the evenings, an Uber into town is quick and easy, and shared Lime electric bikes and Yego scooters are parked nearby. That said, we strongly recommend hiring a car. It makes beach trips, supermarket runs and day trips along the coast and into the mountains far easier, and it's the best way to get the most out of your stay.

Nature lovers are equally well placed. The road up the Var valley into the Mercantour National Park starts just below Fabron, which makes alpine lakes, hiking trails and perched mountain villages an easy day trip. In winter, the same road leads to the ski resorts of Isola 2000, Auron and Valberg.

Le Mont Fabron is a wonderful base for exploring the Riviera, from the beaches and old towns along the coast to the mountain villages and valleys of the backcountry.

The location makes it easy to mix sea and mountains. In winter you can drive up to ski at Auron or Isola 2000, and in summer you can hike the mountains around Valberg. Closer to the coast, recommended day trips include Saint-Paul-de-Vence, Cannes or Menton, a beach day, or a day of pure luxury in Monaco.

The apartment feels both connected and peaceful. Mornings start with breakfast on the sunny terrasse, and even on the hottest days the flat is a cool, calm oasis.
