This unit, Viceroy - Two Bedroom, two-and-a-half bath, spacious 1,635 sq. ft. unit, is set within the exquisite surroundings of Viceroy Hotel & Residences. The hotel is part of this residential experience, so you will be able to enjoy all its services and amenities.
The apartments, organized in a 6-block compound, all feature ocean views. They are set into the central platform surrounding the hotel pool and plaza, which means all of the Viceroy facilities are at your doorstep.

Starting in January 2025, all cleaning services will be mandatory on a daily basis. The mandatory daily cleaning fee is $60 per day plus tax. A check-out cleaning is also required and is equal to the daily cost.
Pet Fee: $150/stay
All units are stocked upon arrival with bottled water, coffee pods, dish soap, shampoo, conditioner, and paper towels. During the stay, if the guest requires more than the ones provided, it would incur an additional charge.
We do not provide: coffee beans, ground coffee, laundry detergent, dishwasher pills, or charcoal.

Coffee Pods: $9 USD for 6 pods
External vendors for any service that the hotel provides are prohibited, including hair and make-up artists, massage therapists, fitness classes, private chefs, food and beverage.

What an amazing property. We were upgraded to a fabulous two story, 3BR villa that had its own rooftop patio with plunge pool. Service was outstanding and the on-site restaurants were great! The spa is heavenly bliss and the fitness center is state of the art. Location in San Jose is great….nice downtown area and no peddlers like in Cabo, which is 30 min away. We found Uber to be best form of transportation and we never had to wait more than a few minutes for a ride. There are many options for off-site dining but would highly recommend Flora Farms, Acre, and Sunset Mona Lisa. All in all, a great tip and immersive experience. ”

We had high expectations going into this stay but we were met with one frustration/disappointment after another from the minute we walked into our room. For starters, the listing states the condo features a chef's kitchen which is completely false - you need to have an oven to be able to make that claim! We had pre-stocked our groceries expecting to use an oven, only to have to improvise and figure out what could be cooked in the microwave or stovetop. But then we quickly realized our microwave didn't work. 3 hours and 4 microwaves later we finally had a working model. We also found out the ice maker didn't work, and it couldn't be fixed, so the only solution was for room service to bring us a bag of ice. The next issue we quickly found was that the outside shades would not stay closed. We were given a lame explanation that it was due to the wind sensors which would raise the shades if it got too windy to prevent them from being damaged. But after observing all the shades on the surrounding rooms staying closed, including on completely still days, we came to realize it was just another broken item in our room. Later that evening, while preparing our first meal, we also found out only one of the burners on the stovetop worked, and even then it would only heat up if it was on high. In addition to the above problems, we took issue with a few of the features of the room. For starters, we were given a room on the first floor, which wasn't an issue in itself as it allowed us to wade thru the water and get direct access to one of the pools instead of having to walk all the way around. However, there was no lock on the sliding glass door, even though it was evident that there used to be one. When we called to express our concern, we were told that none of the ground floor rooms have a lock...come again??? If you don't want to put locks on rooms above the ground floor I can completely understand, but the ground floor should be an absolute must!! When I explained that it's a security issue and literally anyone could walk right in, they said we shouldn't worry as there are plenty of security cameras all around the property. That was not reassuring to say the least. We spoke with other guests staying on the ground floor and they confirmed they were also missing a lock, so it wasn’t specific to the room we were staying in. We also found the height of the TV in the master to be too low, so it was difficult to see the bottom quarter of it if you were lying in bed. And for some reason, the volume on all the TVs is capped, so often we were struggling to hear what we were watching because the volume couldn't go up any higher. The wi-fi was spotty at best. Based on the placement of the router in the front closet, the signal got weaker and more inconsistent the further you moved into the room. By the time you got to the patio you were lucky to get one or two bars of service. The last thing to note is the limited amount of toilet paper you are provided, after which you are expected to either buy more through the resort or buy your own at a local store. This was a 2 bedroom condo that fits 5 people. There were only 2 full rolls in the master bath and a partial in the 2nd bath. Luckily there were only 2 of us so we managed to make that last, but under normal circumstances we would have had to purchase more to last the full week we were there. That is simply unacceptable to be expected to buy toilet paper when you are already paying a $35/person/day resort fee. It's a money grab and low class for a resort of this caliber. All in all, a really disappointing stay and we will not be back again.”

Viceroy at San Jose Del Cabo. Wow, what a fantastic week we just had! The resort is architecturally stunning, but it is more than that. The larger rooms, 2BR and up, are very nicely equipped with Miele appliances, including a built in coffee/espresso maker. The rooms are extremely comfortable, the linens are top notch, and the showers are addictive. The location is perfect. Everything is close: grocery store, fantastic restaurants, shops, all within walking distance. The Old Town Square, Arts District Galleries, more great restaurants, Thursday Night Art Walk, the Mission, and the quaint Square are a medium walk/short Uber ride away. On-Site are several pools, plenty of loungers and attentive service. The beach is nice, but not swimmable due to strong persistent undertow. It’s nice to walk and look at! The staff is helpful, friendly, and not overly obsequious. We are absolutely going to go back again!”

April 2024Great Property and Staff but Poor Maintenance
This was our second visit to Viceroy Los Cabos. A few things have changed since we had an amazing experience 2 years ago. Unfortunately the value of exchanging into the property has declined with recent addition of resort fees @$35 per day PER GUEST Plus 16% tax and $70 cleaning fee! Our beautiful 2 br (non- private master fyi) villa had multiple appliance issues this trip. The freezer (and thus icemaker) failed. The combination Microwave/Convection oven was broken so food we had bought to convection-bake (frozen foods ie pizza, wings, french fries etc) during our stay was wasted. 2 of the 4 induction stove burners were out. And the built-in Miele coffee center did't work due to "descaling maintenance required." Kitchen utensils and cookware were lacking for a "deluxe" 2 br unit. Any attempt to repair appliances while we were there was met with shrugged shoulders and no offers by management to offset any resort fees (which would have offset our disappointment). Overall, the Viceroy seems to be suffering from deferred maintenance issues and lack of attention to detail for such a "high-end" property. But the employees (not management) were excellent and did what they could to help. Sadly, we won't be back after this, our least enjoyable experience (all of my other reviews have been 5 star) in my 10 year membership with Third Home.”

Viceroy is a lovely property but the service level is far below what we thought it would be. There was not a day that went by that I didn’t have to call to have something repaired. Had to pay $35 a person for a resort fee and I don’t what it was actually for. Had a room with no view and was told that this is the room that they usually give to Third Home reservations. Also those who were not there on third home had a stocked mini bar…we did not. I ask for something else and was told I did not have that kind of reservation. Will never go back there and I hope that people using my property at Diamante were treated better. ”

The resort is beautiful. We received a complimentary upgrade to a more spacious unit, and it was truly breathtaking. The cleanliness was impeccable. While the beach wasn't suitable for swimming, the pools were delightful. The resort's restaurants were ok, but slightly on the expensive side. Fortunately, the town is just a 10 minute Uber ride away. The gym surpassed my expectations and is the best I've seen in any resort. On the downside, the front desk service could use some improvement. Despite this, I would highly recommend this resort if you're seeking a luxurious getaway.”

Terrific stay at the 2-bed condo at Viceroy. The service was very good, especially the residence concierge team who were able to make excellent dining recommendations. San Jose is a quieter part of Cabo (can walk into the town in about 20 minutes), but still has very good restaurants and is safe. While the beach isn't swimable, the hotel pools are fun. Spa is excellent and I highly recommend a treatment. F&B is good and prices are reasonable for caliber of hotel. The food for lunch at the beach restaurant was some of the best. Good is also golf available close by. I'd especially recommend Palmilla. I intend to stay again!”

My wife and I thoroughly enjoyed our stay at the Viceroy. This property is meticulously maintained and the staff is friendly and professional. Our condo was very spacious and furnished beautifully, and the bathroom with three shower heads a real treat. I had two wonderful massages (hint: ask for Helene!) at the gorgeous spa. Kudos to Montserrat who contacted us in advance, provided information about activities and dining options, and was always available with suggestions. San Jose del Cabo is a 'real' Mexican town (as opposed to the touristy Cabo San Lucas) with numerous dining options, and is just a five minute taxi ride from the resort. The Viceroy Cabo is such a unique, beautiful, 5 star resort. The service was fantastic and the staff were friendly & helpful. The white buildings surrounded by the beautiful blue pools, water & ocean reminded me of the Greek islands and the decor, and restaurants had a modern, sleek Miami vibe. There is also a lot to do outside the resort; we biked into town which was cute (and safe!). I’ve tried quite a few restaurants outside of Viceroy & every single one was amazing.highly recommend the sunset sail & a scuba dive. We will definitely be back! ”

This property is stunningly beautiful. The condo had all the necessities, and a great balcony with lovely views. As other reviewers mentioned, I wouldn’t eat on site much. We had dinner at the rooftop restaurant and it was okay, but found much better food elsewhere for the price. We used the gym, also very nice. Had a massage at the spa which was good, but the sauna wasn’t working, and the cold plunge pool was pretty dirty. There isn’t much walkable from the property so we did Uber quite a bit to dinner etc. ”

We simply had an OUTSTANDING vacation! I cannot say enough great things about The Viceroy. First and most important - the people, I’m not sure how everyone could be so nice, kind, smiling, helpful, and simply fun … but they were! Every single person! They remember your name - and made us feel like “family”. The resort is stark white lean, super clean, artistic and hip - just beautiful. If you want fancy/stuffy - this is not for you. If you want an amazing, relaxing, great energy and a beautifully elegant vibe and an A++++ time with 5-Star treatment you’ll love it. The restaurant Cielomar on the roof deck was outstanding - again, great people and great food and drinks. The SPA for massages and “Spa Day”, delightful! We stayed one night in an oceanfront suite - was perfect, clean and good energy. Then a full week in a 2 bedroom oceanfront residence - just perfect. 3 TV’s, washer-dryer, and enough bottled water to last a lifetime. The gym was big and had everything. The pools - many pools were so great! Oceanfront - chaise and service rolling out to the beach too. A quieter area and a more spirited area - choice is good, we went to all! Boring folks - stay elsewhere, all great folks will love The Viceroy. Pool service for food and drinks - just perfect. And the pool bar food was outstanding! Bellman - Conscierge - Front Desk - everyone, and I mean everyone so nice and happy and helpful. Every request was met with over the top grateful service. The bars were great and chill, and even our final breakfast was outstanding. Yes - a PERFECT trip, we just booked our next trip to go back again! The perfect balance of superb service with chill vibe, great people, beautiful rooms - ok, I’ll stop - my fiancé and I both loved it - and we are very seasoned picky travelers. Never seemed busy, and a place to relax and enjoy the great food at the on-site restaurants, and great overall service. A bit overpriced (expect $100+ for breakfast for two). April 2022Stunning design, short on attention to details
The street side of this property doesn’t do justice to the interior of the resort. Especially at night - simply stunning. We stayed in a first floor unit “ Residence” which we later found out had belonged to the architects brother. Upon entry, it’s an all white, beautifully orchestrated design including Pogenpohl, Miele and high end custom design. Very liveable with exceptions. At first blush, we loved the room - on the corner of the building at the main level, with a huge patio that allows one to simply step off into the reflecting pool - it’s tremendous - and walk to the pool or a number of other shortcuts. Not many people can or do this, but we enjoyed it. The patio itself has a two person spa, a table & seating for 6 and two double mattress size daybeds. We didn’t use the spa tub, but spent every evening on the patio playing games or having dinner. Despite the first floor location, the wings of the resort are angles so there is very good privacy. As we chose the main bedroom off the patio for our stay, at night it became clear that the retracting doors shown on the website floor plan were never built. So this “bedroom” has no privacy. Only a TV that separates it from the living and dining room. And no closets or furniture in the room aside from night tables at the bedside. So we gave the “room” to our adult kids and took the guest room. This room had a bed with a mattress that we swore was a box spring. We came back home with extremely sore backs. The room is spacious, private and has its own thermostat. Both bathrooms are adjacent to the bedrooms rather than en suite. Not always convenient. The washer & dryer turned out to be a single machine that NEVER dried a thing, despite an 8 hour cycle. The laundry room was shown to be an additional bathroom on the plans, but instead is an oversized laundry room that could easily fit 2 dyers if needed. Electrical was another issue. None of the 6 button light switches were labeled, nor was there a homeowner guide nor explanation. So each night was a virtual light show to turn lights on and off. And rarely did a day go by that someone in a shower was at some point showering on the dark. One day none of the lights would come on. We reported it on the way to dinner only to come back to lights that would not turn off!! The Miele dishwasher never worked and we reported it several times. Initially we asked for dishwasher detergent and were told it was not supplied. I thought that odd. The ice maker never worked. The living room TV speakers never worked. One set of burners never worked. The showers leaked badly after every shower. The pool side food was more/ as expensive as other area high end restaurants. Two frozen drinks poolside was $45 including $5 tip. Most gracious staff. The AC worked amazingly well & fast. The view was fantastic. The gym is best I’ve seen in a resort. Free bikes to use until 6p. Game room is top notch - saw two bachelor parties getting ready for their respective weddings using this as a prep space. The rooftop bar is not to be missed. The pools are great for adults but definitely dissuade kids. Hard to explain, but black bottom deep wading pools were a sophisticated vibe that didn’t seem kid-friendly. Only saw two infants all week. (Nice!) Lots of weddings held in the middle of the resort - middle of the walkways and pools - which seemed beautiful but awkward. No privacy and people walking around the ceremony in bathing suits. And we saw 4 weddings in the week we were there. As we stayed in the Residences, I cannot attest to the hotel rooms. While the front desk answers all room calls, it is the Residence Concierge who is ultimately responsible for the Residences. The first day they were quite attentive, after that nothing. With so many issues, we never received any response from the concierge or management to address our concerns. I knew there was a daily resort charge but our room never got serviced. We repeatedly had to call for towels. When I addressed this at check out, they removed the room charge. I’d go back, but better prepared to know what to expect and what rooms to request. Great property, amazing views and ambiance with excellent staff and prompt, friendly service. Great gym facility and art displays. We did have several issues with appliances in the room. Most were addressed immediately, but tv, icemaker, and Miele coffee system had continual problems.”

This is a very modern hotel. The staff is excellent, location great and the pool and beach are really nice. Very nice gym. We only ate at one restaurant for breakfast and lunch. The rooftop bar is a nice place to watch the sunset. ”
