Resort Fee: $35.00 USD + tax per person per day (Applies to all guests 12+ years old)
Starting in January 2025, all cleaning services will be mandatory on a daily basis. The mandatory daily cleaning fee is $90 per day plus tax. A check-out cleaning is also required and is equal to the daily cost.
Pet Fee: $150/stay
All units are stocked upon arrival with bottled water, coffee pods, dish soap, shampoo, conditioner, and paper towels. During the stay, if the guest requires more than the ones provided, it would incur an additional charge.
We do not provide: coffee beans, ground coffee, laundry detergent, dishwasher pills, or charcoal.
Bottled water: $15 USD for 24 small bottles
Coffee Pods: $9 USD for 6 pods
Grill and fire pit are upon request. The charge per tank is $35 USD
External vendors for any service that the hotel provides are prohibited, including hair and make-up artists, massage therapists, fitness classes, private chefs, food and beverage.

July 2025Impressive Villa - Perfectly Positioned in Unique Viceroy Resort
We very much enjoyed our stay in Villa 6, a 3 bedroom beauty in the front row of this striking resort. The kitchen, dining room and living room all blend together into a large room overlooking the water and beachfront as well as Ndito, the beach nest. The lower terrace is very large with 2 seating areas and perfect for people watching during the day and a more serene view at night. Only thing missing are 2 ceiling fans to keep it cool in the hot July sun. 2 sets of curtains provide privacy as needed. The 2 downstairs bedrooms (king and 2 full beds) are large and stay cool if you keep blackout curtains closed during the day. There is also a full extra bathroom in the hallway downstairs. Upstairs, has a secluded bedroom that stays warm in the summer but has a side balcony (we didnt use - it was too hot) and direct access to the stunning rooftop deck. This 2nd floor space is the game changer for this villa. It is huge and you could host 20 people up there. Our teenage daughter and her friend used it to lounge all day as their own resort within a resort. It has 2 ocean view seating areas and an umbrella that are perfect for taking it all in with dramatic views of the resort and beach and ocean. It also has a built in seating area and fire pit, dining table in the outdoor kitchen and then a nicely sized plunge pool plus half bathroom and outdoor shower. All of it is amazing and changes your vacation strategy! We very much enjoyed the Viceroy on all fronts. Service was largely consistently good to excellent whether at the beach or any of the restaurants. Housekeeping was great and sensed our daily timing to make it minimally invasive. The food and beverage was all top notch everywhere. My only complaint was the communication and welcome prior and during arrival was less than stellar which seems odd. Maybe because it is non revenue Residence but it was a disconnect from the rest of our 5 star stay. There was no acknowledgment of my wife's milestone birthday we were celebrating nor did we have anyone welcome us to the villa and explain the many bell's and whistle's inside of it. When I asked if we had a butler which is promoted by the resort, in an email they said no and we could pay $50 per day to utilize one which we passed on. Pro tip: I highly recommend pre-ordering groceries from Prickly Pear. Overall, I highly recommend this villa for a family or three couples. It's certainly one of the premiere accommodations in this impressive resort. And a bonus is how close it is to San Jose (5 minute uber to the charming town), the airport (20 minutes), awesome destination restaurants like Acre (15 minutes) and the San Jose marina (10 minutes). ”

March 2025Great modern property
We loved our Viceroy villa. Plenty of space for our family of four. Housekeeping was excellent. The gym was great. Unique hotel design. Loved having the private rooftop pool. The only disappointment was the hotel food. Not horrible by any means but just short of being yummy. Average food, when you expect excellence for a 5-star hotel. The property’s decorative pools also were in poor shape due to a lawsuit with the contractor. ”

May 2025Very nice setup
The 3 BR villas at the Viceroy are a great setup for a family vacation or gathering of couples. The sleeping accommodations are fantastic with en suite bathrooms…and a bonus full bath on the ground floor and a half bath for the upstairs outdoor living area and private pool. The downsides…there are very few electrical outlets in the living areas, and the kitchen appliances (particularly the washer/dryer combo machine) were very difficult to use, and the refrigerator is quite small with no icemaker in the freezer. Also, while daily maid service is nice, they were in our unit for over 2 hours each day, right around mid day when people were either having a late breakfast or lunch, so that was a bit annoying. Frankly, they could just change sheets, make beds, change out the towels clean the floors and kitchen and be out of there in an hour. ”
