Viceroy San Jose Del Cabo

The design of the resort is incredible, surrounded by (ocean) water. The infinity pools were spectacular. The food at the Japanese restaurant was incredible, but we cooked most of our meals in Villa 6 with grocery store with French pastries and fresh seafood is only a short 15 min walk or 5 min Uber away. The Villa itself was stunning, 2 story, 3BR 4BA house. My only (very small) complaint is that there aren't enough electrical outlets where you would normally find them for charging and plugging in laptops (some of us have to or want to work), and no drip coffee maker (we bought a cheap one at grocery store). Service was excellent, such nice staff. We spent 90% of our time on the rooftop of our villa. Magnificent place with stunning views.”

Nice house

The house is very nice, we just had a problem a couple of days since their was no electricity in the house, no air conditiener. That was the only bad thing, everything else good. ”

Beautiful property!

Gorgeous property in a great location close to town and the airport. We brought our three children who enjoyed the kid club, pools and endless bar drinks. I heard it is closing for a big renovation in August so there were a few things that required work but it appears they are getting on top of that.”

Traveled During Off-Season

Room was very nicely appointed and maintained. Staff was very nice and tried to be accommodating. They offered discounts on spa services and an all inclusive package upon arrival. Pools were surprisingly small, AC couldn’t keep up but was also in the heat of summer, and issues with large palmetto type bugs entering at night. We love Cabo and this place was nice but probably won’t be back to this resort. ”

Excellent villa in a 5 star hotel in a beautiful setting

Visited with my wife and two of our closest friends. Unit was very nice; modern, open views, and well kept. Well appointed, you could choose to cook in the unit, use the hotels very good restaurants, or try any of the many interesting options within a 10 minute/$6 Uber ride. Viceroy itself is very stark with water features everywhere and limited greenery and minimalist concrete based architecture. Being that its on the ocean (beach is nice, sun rises amazing, but water considered too rough for swimming) there’s little in the way of recreational facilities, but there are excellent golf courses and pickleball courts available within a 30 minute drive. ”

Amazing Location

The place is in a great location. It's beachfront and close to the pool and the pool service restaurant. The resort's main landscaping feature is shallow water all around the property. Shallow waters in front of our unit are nice because my children goes in and out playing just outside of our condo. The unit itself is very spacious and clean. We have our own small pool but we didn't use it as much because the resort pool is just right next to us. ”

Excellent villa

It’s the best Villa from a gorgeous hotel, a lot of space, the closest one to the beach , the view it’s amazing and you have the villa equipped with everything you need, the food a bit pricey at the hotel but some great options even walking distance like Spivey tuna sushi bar that was delicious, it’s a good option to get supplies from the super market close bye , highly recommended villa overall, great job from Thirdhome to put availability like this, changes the whole experience of the trip”

Lovely villa

We very much enjoyed the villa and the property - great location in San Jose Del Cabo, and it was super close to the pool and beach. It was well appointed, very spacious and the property was well-kept. The service was wonderful as well, and we enjoyed the onsite dining and spa. The only drawbacks were the mandatory daily housekeeping; besides being an added $90/day cost that we didn't feel we needed quite as often, it was a bit of an inconvenience as it kept the cleaning crew in the villa for several hours a day and us feeling in the way or like we needed to leave. The condo was also somewhat sadly stocked for a property of that caliber. While we were provided a few Nespresso coffee pods, they weren't refreshed during the stay, there were no dish soap for the dishwasher, laundry pods for the W/D, etc., and we had to pay for gas to use the grill and fireplace. Not a big deal in the scheme of things, and especially as part of the ThirdHome experience, but I think it took away from the residence experience as a whole. With the daily resort fees, 16 percent service charge on everything, etc., it seems like a few dishwasher pods would be a nice addition! All in all, a lovely property and a great value as part of the Third Home experience!”

Summer 2025

This is our second stay at the Viceroy and it was just as wonderful. The 3 bedroom is perfectly situated by the pool. Plenty of space and privacy in all three rooms. Wish it had been a little cooler so we could enjoy the rooftop more but sunrise watching the waves was beautiful. ”

Impressive Villa - Perfectly Positioned in Unique Viceroy Resort

We very much enjoyed our stay in Villa 6, a 3 bedroom beauty in the front row of this striking resort. The kitchen, dining room and living room all blend together into a large room overlooking the water and beachfront as well as Ndito, the beach nest. The lower terrace is very large with 2 seating areas and perfect for people watching during the day and a more serene view at night. Only thing missing are 2 ceiling fans to keep it cool in the hot July sun. 2 sets of curtains provide privacy as needed. The 2 downstairs bedrooms (king and 2 full beds) are large and stay cool if you keep blackout curtains closed during the day. There is also a full extra bathroom in the hallway downstairs. Upstairs, has a secluded bedroom that stays warm in the summer but has a side balcony (we didnt use - it was too hot) and direct access to the stunning rooftop deck. This 2nd floor space is the game changer for this villa. It is huge and you could host 20 people up there. Our teenage daughter and her friend used it to lounge all day as their own resort within a resort. It has 2 ocean view seating areas and an umbrella that are perfect for taking it all in with dramatic views of the resort and beach and ocean. It also has a built in seating area and fire pit, dining table in the outdoor kitchen and then a nicely sized plunge pool plus half bathroom and outdoor shower. All of it is amazing and changes your vacation strategy! We very much enjoyed the Viceroy on all fronts. Service was largely consistently good to excellent whether at the beach or any of the restaurants. Housekeeping was great and sensed our daily timing to make it minimally invasive. The food and beverage was all top notch everywhere. My only complaint was the communication and welcome prior and during arrival was less than stellar which seems odd. Maybe because it is non revenue Residence but it was a disconnect from the rest of our 5 star stay. There was no acknowledgment of my wife's milestone birthday we were celebrating nor did we have anyone welcome us to the villa and explain the many bell's and whistle's inside of it. When I asked if we had a butler which is promoted by the resort, in an email they said no and we could pay $50 per day to utilize one which we passed on. Pro tip: I highly recommend pre-ordering groceries from Prickly Pear. Overall, I highly recommend this villa for a family or three couples. It's certainly one of the premiere accommodations in this impressive resort. And a bonus is how close it is to San Jose (5 minute uber to the charming town), the airport (20 minutes), awesome destination restaurants like Acre (15 minutes) and the San Jose marina (10 minutes). ”

Great modern property

We loved our Viceroy villa. Plenty of space for our family of four. Housekeeping was excellent. The gym was great. Unique hotel design. Loved having the private rooftop pool. The only disappointment was the hotel food. Not horrible by any means but just short of being yummy. Average food, when you expect excellence for a 5-star hotel. The property’s decorative pools also were in poor shape due to a lawsuit with the contractor. ”

Very nice setup

The 3 BR villas at the Viceroy are a great setup for a family vacation or gathering of couples. The sleeping accommodations are fantastic with en suite bathrooms…and a bonus full bath on the ground floor and a half bath for the upstairs outdoor living area and private pool. The downsides…there are very few electrical outlets in the living areas, and the kitchen appliances (particularly the washer/dryer combo machine) were very difficult to use, and the refrigerator is quite small with no icemaker in the freezer. Also, while daily maid service is nice, they were in our unit for over 2 hours each day, right around mid day when people were either having a late breakfast or lunch, so that was a bit annoying. Frankly, they could just change sheets, make beds, change out the towels clean the floors and kitchen and be out of there in an hour. ”

Ideal villa for group of 3-6

Stunning blue water surrounds you everywhere at this stay. Modern and luxurious amenities and well furnished. Rooftop and first for patio. Electric shades and lighting control with color options. Great location and privacy. Loved the food, the pools, the service. Beach is unusable but not needed. Waves crashing hard was a wonderful back ground noise. Great gym, spa, and kids camp (we didn’t need it, did not see any kids, we brought our 4 month old baby). We also experienced an earthquake while there and felt safe yet startled. Would happily return. Highly recommend!”
